1694 Upper James - A proposed of 12-Storey rental buildings with 325 units and a commercial space on the ground floor and 3-Storey townhouse has been proposed designed by KNYMH for Royal Living Development Group. Location in Kennedy neighbourhood of Hamilton Mountain.

Seems absolutely fine for Upper James.

It does. But as it's south of Rymal adjacent to lowish-density residential and not an auto dealership, it totally doesn't fit with the neighbourhood context. :rolleyes: ;)

I hope that stretch all the way to the airport becomes more "urban"... this would be a great start in terms of the residential aspect of that.
 
All those car dealership lots nice and big to turn into high density housing. Upper James is such a design fail , it would be great to see it strategically redeveloped. Sure that would be a 100 year plan
 
This is way Upper James, almost at the edge of the sprawl but nonetheless great to see this kind of development reaching so far, especially considering there is still plenty of room for said sprawl to expand south before hitting
the Greenbelt (I say as I begin sweating haha).

This is way Upper James, almost at the edge of the sprawl but nonetheless great to see this kind of development reaching so far, especially considering there is still plenty of room for said sprawl to expand south before hitting
the Greenbelt (I say as I begin sweating haha).

I know I could look it up, but where does the Greenbelt technically South? How far south could the sprawl go?

To White church Road on Upper James. The GB comes closer north farther east and west. Basically greenfield land encircles the airport, though much of this is to be employment lands.

Hamilton has a surprisingly large area for future sprawl but yes, most of this is reserved for employment lands similar to around Pearson, as well as for expansion of the airport itself.

It looks like alot, but I personally think it’s rather conservative seeing as much of it is the airport itself or employment areas, and seeing how large greenfield areas are elsewhere.

That’s not entirely a bad thing, but it is an ongoing conflict point with developers, and I am not entirely sold on the city’s premises. Essentially all residential growth will be in Elfrida and along White Church, both relatively distant from either the city or airport.

Almost all of this land has an active application of some sort, so there is indeed a thirst for more residential land. But I digress. Given the densities needed to meet growth targets, it will not be very “sprawl”-like anyway.

All along Twenty Road too. I just hope we don't see many fights over use of lands dedicated to airport-related employment growth. They're sure to happen, but having a buffer between major residential areas and the airport will be important (especially if 24-hour operation is to continue).

I highly doubt anyone will successfully get employment lands converted to residential in the Airport Employment Area. There’s a lot preventing it. The disputes concern land to be set for residential but which aren’t in the urban boundary (some more justifiably than others).
