Parking Ratio: 76 resident spaces to 407 units is 0.19

Elevator Ratio: 4 elevators to 407 units or one elevator per 102 units.

Observations. The parking here is at or above-grade in the podium of the building. Normally the City and most UT'ers would oppose this. The reasoning is not explained here, that I saw, but I'm inclined to wonder about a high water table given the location next to the valley. Given the location, I'm not as opposed as I normally would be, but that base building treatment, bright colour notwithstanding, leaves much to be desired.

Elevator and Parking Ratios are fine.

Parkland, odd case where I don't mind the small park, as its not so small as it may appear, only the small green bit is being designated for parkland dedication purposes, but almost 1/2 the site will be ceded to the TRCA and naturalized, and the formal park will be contiguous. In this case, it makes sense. One thing I would like to see considered here is an access to the valley base. Given the steep slopes next to this site, it would likely be just a bit further north, but the valley is such a great amenity, yet somewhat cut-off from this location. I think the access here would have to be stairs as a switchback ramp would be quite destructive and expensive.

As more and more towers go up along Weston, would the cash in lieu of on site parkland dedications be able to go to towards a second trail bridge over the Humber between Eglinton and Lawrence? Or is that cash used exclusively for the expansion of parkland?

I've marked in red a potential crossing as it seems the trails on either side of the Humber are closest together and the banks of the river there. Current trail crossing near this site is marked in blue for reference.

Cash-in-lieu can be used for Park Improvements, not just additions/expansions etc.

The bridge proposal appears to be feasible, though the exact routing would likely have the west side a bit to the south (or the east side further north) to remove the complication of that little creek that is a tributary to the Humber.

A single-span bridge here of ~75M could probably be delivered for ~2.5M - 4M including abutting pathway improvements.

I'd like to say it could be less, it should be less, but in light of recent project budgets, that seems safe'ish to me.
