Stumbled upon a nugget while sleuthing. In the middle of 2020, the office building at 1200 Eglinton Avenue East (next to 15 Gervais) had to be torn down for structural reasons. Now in what was predicted in that thread, is the combination of the two sites for a future development. As this is not directly on 1200 Eglinton, a new thread was needed.

There are no documents, or any official announcement about this project yet (the page for this property on their website doesn't include any further info), so it's likely very far off and preliminary.

Funny enough, the render for this project was hiding right on the front page of Plaza's website since late 2020 according to the webdata, so it's been in the works longer than just the building being torn down.

The property can be seen below from a streetview shot, at about the same angle the render sees the building from:

Looking on Google Earth and be off topic. I seen a subdivision across the street that's located in the in the middle of comercial and light industrial area. Which now is going to be surrounded by high density towers because of two main transit routes stop. I was wondering if in the future the homes will be sold to make way for tall buildings. Because they look out of place lol!
