Here's something you very rarely see in Toronto these days; an application to build 11 Single Family, Detached Homes, plus a new public road.

Currently, only the one property noted is listed in the app.

While is deep, it would be an odd, and undesirable lot, to my mind, to cram 11 homes onto, along with, presumably a new dead-end street. However, in combination with one or more adjacent properties, it's certainly ripe for intensification.

But as you can see, that type belonged to the City!

While this does represent some intensification, the better plan would certainly be to assemble more properties and do townhomes or missing-middle lowrise apartments. Even if the developer has no appetite to purchase adjacent properties, I expect there would be a better return on townhomes than single family detached, and wonder why they are not pursuing that.

On the rare occasions we see new single family homes proposed within the 416, even in these very suburban locations, I always wonder if it is the very last such application.

I doubt that. The average price for a 416 townhome is 980k versus 1.8mil for a detached. However, contemporary detached are "detached in name only" with such small lots that they're actually smaller than 60s townhouses. So you get almost the same number of units, but each costs double because it's a "detached."

As seen above, to me, something so much better could be achieved if a couple of properties to the south and north were added to this assembly.

The new public road could connect to the interior of the subdivision via the existing stub street, and low/midrise apartments could front Sheppard with townhomes on both sides of the new street along the interior.
