should of been called the White Elephant, word about town on this baby is its going to the omb even after the avenue study ( by milroy) is complete. Whats coming to city counsel agenda this fall will be a couple of new zoning bylaws that will also hamper the site such as the new anti vibration laws. Also just a rumour counsel wants to stop condos building parking lots within 300 meters of a subway station ( all part of the so called green plan).

The only good thing about the giraffe is the website ( somewhat original). They are fishing for clients but will be many years before anything is built from my experience. They need enough people to secure a reserve fund needed by provincial law. Thats why its better to buy used than new because you know when you can move in and not worry that your property management and builder going bankrupt and your out your cash.

I know all this for I must confess I have a couple of friends in the know and the other because I bought a condo before it was built and the builder went bankrupt ( thats right not all do of course) however this one has all the signs that something is amiss.

Plans not bad. Generally, I don't approve of two bathrooms in one-bedroom units, but here, it works. Also, like the fact that many units have walk-in closets in the bedroom. They should sell quickly, IF well-priced.

The smallest unit for either a bachelor or 1 bd is around 480 SF.
That's about $435 PSF.

I'm not too impressed that 2bd units of almost 900 SF have small LR/DR of approx 13 x 17 ft.

I do find G40 interesting ... can be used as either 1 unit as a 3bd + family room configuration; or 2 units as 2 x 1 bd with separate entrances.

At that price range and size,...I don't see why this project is any different from the plethora of new projects and the existing stock on market. Posters for this this thing were plastered all over the subway cars on Saturday. I suppose with the economic meltdown gathering momentum they've got to shift the merchandise any which way they can, as quickly as possible.
 
This project is heavily reliant on a heavy marketing effort and establishing a slightly off-beat image, given their location away from the core and in a neighbourhood that until very recently would not have been top-of-mind for condo purchasers.
