Hi there -

I am considering buying a house privately but have no clue how to go about doing it.

Is there somewhere I can find comparable prices for the area? Is there anything in particular that I should watch out for?

You need your own real estate lawyer, hopefully a good one. Get a thorough home inspection done by a reputable company. Go to mls.ca and search similar properties in the area.
Buyer beware.
 
Is the house a good deal?
Have you compared neighbourhood values?
What will happen in that neighbourhood in the future?
Who has arranged for your financing, appraisal, home inspection, home insurance.

Yes yes Its all seems easy.
Buyers need to grasp the concept of buyers agency and use it to their advantage.

It is intended to protect them and gives them right they other wise don't have.
