The Lobbyist Registry tells us GWL is up to something here..............

This is a curious one.....

This is the tower at the corner of Bedford and Prince Arthur, immediately south of Taddle Creek Park.

This is a large building, and I would find it challenging to envision the economic case for tear down.

But there isn't much room on the site for a second building or an an expansion...... hmmm.

At first blush, yes.

But there are a host of challenges w/that.

1) If you're going this as an add-on, you're going to displace any tenants at the west end of the building for sure, but probably many more, the noise and dust issues from such a project are considerable.

2) If you're building a new free-standing building, you're going to have serious separation distance issues.

3) This aerial picture shows the existing shadow effect at what appears to be ~10:30am or so.

The park will be protected against significant net new shadow, That sets some parameters.

There are certainly theoretical possibilities, but the challenge is reconciling those with real world return on investment.

Well stated. My thought was that any addition might be an addition to the existing building similar to 100 Wellesley or even additional floors on top.
