Another commercial plaza in Scarborough to bite the dust. While these plazas and strip malls are not seen as very urban, they do provide various commercial services and goods to local residents. This particular plaza provides a local food store, dry cleaners, pharmacy, convenience store and a few other services. It is also home to Agincourt Bakery, a draw to many people not only in the local area, but quite far as well. Along with the redevelopment of 3453 Victoria Park (Victoria Gardens), many of the local commercial businesses and services are being replaced to by stacked towns. Yes, we need more housing, and yes this plaza is designated as Apartment Neighbourhoods and the proposal complies with the policies, but we also need to maintain and/or replace some of these local commercial and service uses. More people are going to be forced to go to Bridlewood Mall for groceries. What ever happened to building complete communities?

That's incorrect. Here's the site plan from the development application website.

Edit to add: The planning rationale report does not speak about the need for creating complete communities beyond creating more housing. It just explains how the proposal complies with the Apartment Neighbourhoods designation and the site specific policy identifying the site as a potential infill site.

A Planning Rationale would never explain what is missing from the development, it's only there to argue for the proposal.

I would've preferred if this development would've been a smaller mid-rise with some food options at street level, since it appears the mid-rise development across the street (3050 Pharmacy Ave.) will be only residential.

The options for residents of the buildings nearby seem to be relatively limited, as you either walk over to Bridlewood Mall, or settle for the Reginos accoss Finch, or the Mcd's near VicPark/Finch.

Yup - can't make arterial roads in the burbs more urban and pedestrian friendly for the locals if developments are allowed to proceed without retail spaces.

This sucks. Take away 3/4 the parking, relocate the commercial to the outside of the site, then infill the rest of the interior with stacked towns.

The mall owner, Profile (HT) Inc, has taken down the City Redevelopment Proposal Signs. They are lying down on the boulevards now. Not surprised. The former Ward 22 Councillor, Jim Karygiannis, has been personally lobbying the mall tenants on Profile's (HT) Inc's behalf. " Monkey see, monkey do. " Highly inappropriate. Highly dishonourable. Highly illegal.

We will see how fast the new Councillor, Nick Mantas, prosecutes Profile (HT) Inc for unlawfully vandalising City signs.

Very well said Marcus. Jane Jacobs would be appalled by this project. A bald money grab under the guise of the Apartment Neighbourhoods planning policy.
The principal at Profile HT is an associate of disgraced former Ward 22 Councillor Jim Karygiannis, and new Ward 22 Councillor Nick Mantas.

Well in advance of the public consultation process, Karygiannis told one of the plaza tenants the townhouse project was a "done deal".

Scarborough Community Council will have an opportunity to stand and be counted on this issue. Who does the Community Council represent: the neighbourhood, or Karygiannis and his cronies.

Marcus this landlord bought it out the agincourt bakery for half a million is it legal. If he wants can he give this money back . He is sorry now. What is the legality about this.
