This site is currently employment land, and is entirely within the current regulatory floodplain.

Were this to be approved, I assume it would set off a cascade on similar properties nearby.

A bit curious of what's being planned here. The property is currently an under-utilized piece of land, with a neighbouring garden centre and construction materials place on the interior of the block. The property is also separated by green space and a hydro corridor between more traditional low-rise residential areas to the north and south. The closest notable intersection would be St. Clair West & Runnymede, a few blocks south.

Also has creeks on both sides of it, more or less. Black Creek (then a road, then this site), then Lavender Creek.
 
I believe there was a proposal to build a slaughterhouse here. Unsurprisingly, people in the neighbourhood that immediately surrounds the site were upset. NIMBYism aside, it would have likely generated a steady flow of transport trucks along the residential streets that must be used to get to this site from outside the neighbourhood.

That would create noise and road safety issues for local residents, aside from the smell and noise of a slaughterhouse. It's not a good location for manufacturing. Light commercial could work, though, provided that it doesn't need to be serviced by a significant volume of transport trucks.
