The above properties are the subject of lobbying activity according to the lobbyist registry; in regards to a possible Planning Application.
These abutting properties are just west of Avenue Road, on the south side, directly opposite the 35 storey proposal for 148 avenue, and behind the classic little Avenue Road florists row.
They are each controlled/owned by property specific company, but King Properties connects the two and I have listed them as potential proponent accordingly.
The property size is ~1200m2 or a bit shy of 13000ft2 which is a viable, if small sized site on paper for a development of scale.

I consider the irregular shape at the south end a limiting factor as it creates hard-to-utilize area for size, and assuming any proposal here excludes the SFH residential to the south, a downward
transition in scale or deep setbacks would likely be required.
A further complication is the Avenue Road fronting properties, insofar as one believes they could come into play, they are about 40M deep, which means that they would want separation distance secured on this site to retain development potential on their own properties.
I rank this one has having only moderate potential in its current assembled form, I think they need either the rear of 14 and 16 (the yards, not the homes), or they need to go one property further west along Avenue.
But someone creative may surprise me, or a midrise might work within the existing assembly, particulaly if pitched at the high end of market.
