Going to the Committee of Adjustment tomorrow:
To demolish an existing one storey building and to construct a seven-storey retail and office building.
I haven't seen renderings, but at least it's goodbye to a one-storey Shoppers Drugmart.

Nine Variances requested:
1. Section 4 (8) (B) By-Law 438-86
Two loading spaces - type B (3.5 m by 11 m with a vertical clearance of at least 4 m) shall be provided
for every building or structure with a gross floor area equal to or greater than 1000 m² and with one or
more purpose.
In this case, no type B loading spaces will be provided on site.
2. Section 8 (3) Part III 1 (A) By-Law 438-86
A minimum of 38.7 m² of common open space shall be required for buildings in a mixed use district.
In this case no common open space will be provided.
3. Section 8(3) Part I 2, By-Law 438-86
The maximum permitted non residential gross floor area is 2.0 times the area of the lot (1677.0 m²).
The building will have a non-residential gross floor area of 5282.1 m².
4. Section 8(3) Part I 1, By-Law 438-86
The maximum permitted combined non-residential and residential gross floor area is 4.25 times the area
of the lot (3563.6 m²).
The building will have a combined non-residential and residential gross floor area of (5282.1 m²).
5. Section 4 (4) (B) By-Law 438-86
A minimum of 39 on-site parking spaces are required to be provided.
No on site parking will be provided.
6. Section 12 (2).267 By-Law 438-86
No floor area used for retail purposes shall be higher than 1 m above grade.
The proposed second floor retail area will be 6.1 m above grade.
7. Section 12 (2).324 By-Law 438-86
The required front lot set back is 3.0 m.
The proposed front lot setback is 1.50 m.
8. Section 12 (2).260 By-Law 438-86
No building shall penetrate a 44 degree angular plane projected over the lot from an elevation of 13 m
above the average elevation of the ground at the front lot line.
The proposed building will penetrate the required angular plane by 13.1m.
