Smart Centres have registered to lobby for the above property in respect of potential development.
This is the north-west corner of Lawrence and Avenue Road:

Commentary:
The site is a healthy size and would have no difficulty in accommodating a tower form, though a midrise might produce better pro-formas here. *
The site's measurements across mean it would be very challenging to squeeze in a second tower with separation distances and setbacks.
Were Smart Centres to acquire as few as 4 abutting properties the site becomes entirely viable as a 2-tower configuration.
That may, however, entail breaking open the Yellowbelt here, and may/may not be worth the time/effort.
The height precedent in proposals is currently 14s directly across the street, but its instructive that on that site, the City might well prefer a tower form to what one might term an aggressive midrise.
