1296-1314 Queen St W Pre-Application Meeting

A developer is looking to apply for a rezoning of 1296-1314 Queen St W, the former site of Cadillac Lounge. A pre-application meeting will be held so that the community can have a first glimpse of what the developer might propose and offer feedback.

The proposal as it currently stands is for a 7-storey (plus mechanical penthouse) mixed-use building with hotel suites, event space, and retail space, as well as townhouses on Noble Street. The Queen St building will contain underground parking for an as yet unspecified amount of vehicles.

The meeting will consist of a presentation from the applicant, followed by a Q&A period led by Councillor Perks. City Planning staff will be in attendance to answer questions as well.

When: Thursday, January 23 from 6:30pm – 8:30pm (Presentation starts at 7pm)
Where: Parkdale Library Basement Auditorium, 1303 Queen St W

I just chatted with a friend of mine from Parkdale, who made me aware that the main building involved here on Queen was the original Parkdale Hotel. A quick search online reveals that 1302 Queen Street West dates back to 1888, and is a heritage property.

According to the rumour mill, a vacant building in Parkdale might be turned into a boutique hotel or possibly a restaurant at 1302 Queen St. West. The owners of 99 Sudbury and Cadillac Lounge, who also own the vacant property next door have approached the Parkdale Business Improvement Area (BIA) about possibly converting it into a hotel and main floor community space. Although as of yesterday, we're hearing that a restaurant is more likely.

The building was formerly Club OV, a bar that closed around 2004 and was previously a hotel. The rear of the building is quite large and is currently being used as a parking lot that fits up to 50 cars. According to The Grid, the 10,000 square foot building is listed as a historic site, and was sold to the current owners in 2011 with an asking price of $3.9 million.

Although plans are still up in the air, there is a sign posted in the window asking for community suggestions about the space. We'll keep you posted as details unfold.
