    Baby, we got a bubble!?

While I would love to see this happen so families have better urban housing options, I just can't see a market where this is viable, unless there's a severe downturn. The terrible investor units of today are just priced too high to add construction costs on top. The other issue is that it's...

    Toronto Reina Condos | 30.95m | 9s | Urban Capital | BDP Quadrangle

The brick looks even more beautiful up close. This building is a real standout on the Queensway.

    Hudson's Bay Company

How can they afford to buy Neiman Marcus when they can't afford to run air conditioning in their existing stores? Who is funding this?

Unsurprisingly, this one is going to the OLT: https://jus-olt-prod.powerappsportals.com/en/e-status/details/?id=73b902ae-b134-ef11-8e4e-6045bd5f4fd0

Drove by this weekend and it's definite a "better from a distance" thing. Up close it looks like plastic panels wanting to be precast.

    Toronto Bijou on Bloor | 42.1m | 12s | Plaza | BDP Quadrangle

I'm with you, @A Torontonian Now. Bloor West Village definitely doesn't have a shortage of medical offices as it stands. I suspect they wanted more large-format retail here given the number of parking spaces in the development, but with the delays with the project, couldn't firm something up...

Walked by today and there is signage on the hoarding advertising retail space available with this website: www.bijoucommercial.ca. Looks like it'll be medical office space and smaller retail at grade in this location.

    Toronto Six Points Plaza Redevelopment | 144.6m | 45s | Liberty Development | Arcadis

Don't forget the cookie cutter cannabis store with window film to cut off all integration between the retail space and street life.

    Toronto 258-264 Christie Street | ?m | 8s | Batay-Csorba

My jaw dropped when I saw this rendering. Just absolutely beautiful. The Baby Point BIA interestingly posted about this (as Batay-Csorba is based in Baby Point) and they're saying it's at grade retail.

First Canadian Place is possibly getting a go kart track in the basement: https://www.blogto.com/sports_play/2024/04/go-kart-downtown-toronto/ Might be good for team building events.

The Chair of Planning and Housing is Gord Perks, also the city councillor for this ward! 😂

I also watched this item at TEYCC and have some observations: 1. The representative for the Swansea Ratepayers Association was a poor presenter, which is unfortunate, because any points of merit were lost in her stumbling delivery. She was not well prepared and did not seem to know a lot of...

Thanks, @Northern Light! Adding images of the original vs. approved massing from the decision doc here. I do think it's nice to see the city reward sustainable development practices with the broader floorplate. I'd love to see more these types of incentives throughout the city. I know this...

    Application docs are now available: https://www.toronto.ca/city-government/planning-development/application-details/?id=5309673&pid=717759 If I am reading correctly, height is about 43m. Total of 91 units distributed as follows: 7 - studio 50 - 1 bedroom 24 - 2 bedroom 10 - 3 bedroom...

Looks like windows on the east side, juliette balconies on the north (Bloor facing) side. Higher res image from Leader Lane's homepage. Edit: Yes, it does look like recessed balconies on the east towards the south elevation.

I think this could tie into the neighbourhood very nicely with Bijou across the street and the Tridel buildings to the west. Wouldn't have minded seeing a bit more brick though. Curious how the few windows on the east side of the building will dictate any future redevelopment on the adjacent site.

I'm sure there are lots of opportunities to grab more and much better photos than mine as this rises! @interchange42 - you may have missed this crane in your list.
