St. Clair PMTSA. The walk to Davisville from here is 2x that of St. Clair Station.

I assume lenders wanted nothing to do with the animals, animal welfare crusaders, and potential fines related to animal welfare, and this was an easy way to provide them with assurance.

    Mississauga Hurontario-Main Line 10 LRT | ?m | ?s | Metrolinx

While the headline makes that claim, the article doesn't seem to agree:

I think you are the only one who thinks this.

Why blame the TTC when they aren’t the ones planning or building this?

It’s my understanding that the Province is only moving forward on MZO’s that have city backing right now. That said, the point of the government posting this is because this MZO was requested outside of the requirements for an MZO and the Province is asking the public if it should be considered.

Mississauga Living Arts Centre Hotel & Conference Centre | ?m | ?s | City of Mississauga

Interesting. With this planned hotel, and the hotel at Exchange coming online, I wonder if the Novotel will stick around much longer. It's a prime site for redevelopment given the LRT stop is going to be right outside it's door.

    16 Spadina Road (TenBlock, ?s, ?)

The node in reference is within the SASP for the area, and is clearly delineated. This site isn’t in it. I can assure you, there are no other factors that are relevant to this specific site. You’re picking and choosing from sites that don’t share the same context of this site, and that’s not...

    16 Spadina Road (TenBlock, ?s, ?)

Based on what policy and context? Closest recently approved development is across the street, at 15 storeys. This site is outside of the Spadina Node where the tallest building heights are planned, and where heights are also restricted by the Knox College view corridor.

Take it with a grain of salt. That’s just a rendering showing massing. None of the buildings are designed yet.

The City of Toronto's new Chief Planner is..... Jason Thorne

I think the real issue is the retail mix, which is a result of the developer being overly selective and trying to keep retailers aligned with a theme of healthy and active lifestyles. It’s also why units remain vacant for so long. The new grocery store has gone a long way towards animating the...

    Toronto Ontario Line 3 | ?m | ?s | Metrolinx

This is something that annoys me about how we plan for growth in this city. The main streets that provide our neighbourhoods with any semblance of character are the areas where growth is allowed to happen - meanwhile just behind these businesses we have low density housing preserved forever...

Back from the dead? Looks like the developer has requested an MZO: https://ero.ontario.ca/notice/025-0118

    Toronto 10 Lower Spadina | 163.26m | 49s | Arkfield | BDP Quadrangle

Zoning isn’t a static thing. It changes and evolves over time to comply with Provincial policy and the Official Plan. A site zoned for 25 meters today could be rezoned as long as it complies with the overarching policies. For example, 11 Brunel wouldn’t exist today if they didn’t rezone the...

Renderings of the new design via recently submitted SPA drawings, and more details on landscaping for the open space on the Rosehill side. @AlexBozikovic will appreciate the amount of seating here. Now 51 storeys.

    Toronto Old City Hall Proposals

There’s nothing new or evolving about meanwhile uses. They’ve existed for a very long time.
