    Toronto 522 University Avenue | 232.35m | 64s | IA Financial Group | WZMH

The city has been threatening file closures for old applications (pre-Bill 109 applications) since they are weighing on the average time it takes to approve developments. I think it’s pushing some developers to move on files that have been sitting for years waiting on resubmissions. Likely a...

    Toronto Sugar Wharf Condominiums (Phase 2) | 283.6m | 85s | Menkes | a—A

It has to do with the conveyance of land. The developer needs to hand it off to the city in base condition so the city can build it out. They also need to do so at a predetermined time, eg. prior to building permit, or prior to registration etc. They’ve likely reached that time trigger. It could...

    Toronto Sugar Wharf Condominiums (Phase 2) | 283.6m | 85s | Menkes | a—A

Good news: I can confirm everything I’ve mentioned is interim condition.

    Toronto Sugar Wharf Condominiums (Phase 2) | 283.6m | 85s | Menkes | a—A

Agreed. I’m still holding out hope on this being ‘base’ condition, with a bit more spending by the developer to add a bit more than would typically be considered base. Leslie Lookout Park has asphalt paths too though, so who knows.

It’s going to be asphalt paving.

    Toronto The One | 308.6m | 85s | Tridel | Foster + Partners

As I've said multiple times in this thread, they were never feasible to begin with. The building wasn't engineered to take the additional floors. The height increase was nothing more than a last minute attempt to convince investors not to bail.

No fountain, but there will be tennis courts in that dirt patch closest to Queens Quay.

    Loblaws

Loblaws has revealed a refresh of the Superstore: https://www.grocerybusiness.ca/loblaws-superstore-reimagines-the-shopping-journey-with-store-redesign-launch/ Looks like they are trying to be Walmart.

    Distillery District

I only see a 4m setback at one of the buildings. The one with Canary Market. It’s under 2m for the building with SukhoThai, and even less for the George Brown building. They did have a market this past summer in the space, but it was temporary and completely in the public ROW.

    Distillery District

They have zero control over the public realm in the Canary District, as its city-owned. The reason why they have full control of the Distillery is because the entire space is privately owned.

    Toronto The One | 308.6m | 85s | Tridel | Foster + Partners

They actually did apply for additional height, 94 storeys to be exact. They ended up settling at 91 storeys, which was approved. https://storeys.com/the-one-bloor-new-height-91-storeys-approved/

    Toronto The One | 308.6m | 85s | Tridel | Foster + Partners

It wasn’t feasible. It was an ask for height on paper and nothing more.

    Toronto The One | 308.6m | 85s | Tridel | Foster + Partners

The 91 storeys was never going to happen. It was a last minute attempt at trying to make shareholders happy. There was no real merit to it.

I mean, pricing wise sure. Otherwise, I’d rather just watch at home. Screens are tiny and sound isn’t as good. I do like the reclining chairs though.

Toronto 145 King West (ground floor reconstruction) | Quadreal | Gensler

Scotiabank is expanding its frontage within the existing building footprint along University. They'll be vacating a portion of the building along King to make space for a new restaurant. All of this to happen within the existing footprint. There will be a new patio in the open space though...

Interesting to see Ware Malcomb jumping into highrise. I associate them with warehouses.

See ProjectEnd’s post above. Zero chance of that ever happening.

    Toronto 37 Wilket Road | 11.5m | 3s | Green City | Richard Wengle

The 2018 TLAB appeal looks like it was settled because the applicant provided updated plans that conformed to the existing by-law, therefor approval was no longer required. They came back in 2021 with a new application, which was approved by the CofA, but neighbours appear to have appealed that...

Drums update above (3rd picture) still shows hotel listed on the sign they put up on the building though.

I have a friend living there who hasn't had any of those issues. Also, registration is happening soon.
