Yes, "wary". As a purchaser in one of his projects I have been extremely disappointed with this developer. Quality of the workmanship has been poor at best. I won't go into the major issues, but would never buy from this "builder" again. Ever.
We closed on April 31st. There are a number of units for sale on MLS. I just don't have access to what has sold.

I could not stress this enough. Stick with the bigger builders like Tridel, Daniels, Monarch, Menkes, Great Gulf, Concert. Stay away from Lanterra, Camrost, Beaverbrook, Urbancorp(terrible), Concorde, etc.

Closing costs are high, I agree, but I'm sorry. $14-15K on adjustments alone is not normal and Lamb is known for doing this.
24K closing costs is on the high end but somewhat undrstandable for the size of your unit....but I've talked to people paying the same you paid for a <600 sqft unit...
I will once I get the problems in my unit fixed. That's another problem. 6+ months and only a fraction of my issues have been fixed. Had to call Tarion in for an inspection.

$13K in adjustments. We got bent over in every area. Delays with minimal notice, terrible PDI process, poor workmanship, no communication, obscenely high maintenance fees and one giant "suck it" at closing. Terrible experience.
