Has anyone got the "Notice letter of Change ownership for project land and returning deposit"?

Some buyers received a letter from the builder's lawyer about the deposit evidence. In that letter, it also says the occupancy closing date will be Dec 25, 2020. Can this be serious? On a christmas date more than 8 years from now!!!

It does not look like this project is going anywhere....

I dropped by the sales office last week. They said the construction starts in 3 months. Not sure, what accurate this date is.

Getting the higher floors as investment... it's not as attractive as the lower floors. For 2B units, the premium is $55k (28th floor). That's $60psf extra... I'd pass...

I have the same thought as yours. The lower floor units at the VIP event were good deals. Higher floors without the $10k/$20k incentive are ok if someone plans to live there. How the future will turn out in 4 yrs is still a guessing game. Some people are more aggressive and some are more...

I agree. The lower level units at the VIP event are good investments. The risk of losing money is much smaller than the higher floors with $$$ floor premium. I don't think it's a smart investment if someone assumes/predicts the market will be up in 4 years (based on a guess) and he/she does...

It's only a $5k price hike. From 5th to 28th, 20 floors premium ($1x00 1B, $2000, 2B) . 9' ceiling $10k premium. For a 2B unit (28th floor), 5000 + 2000 * 20 + 10000 = $55000!!! Don't forget the $25k parking spot on top of that.

If you got lower floor unit from the initial sale, it's good for investment. If you get the high floor unit now, it could be difficult to break even.

I mentioned 28th floor because that's the next batch will be on sale next week. I think 306k includes the parking. 668ft 5th floor with parking is about $416psf. Ric, what's the break even price in $ psf for renting out assuming the rent will be about $2-2.25 psf?

The kill breaker is the expensive upper floor premium charge. If you pick 28th floor, it addes $54 psf to the price.
