I'm undecided on the siding. But, by the looks of it, it's probably going to retain dirt/soot from rainfall. Unless it's maintained well, my guess is that it looks ugly within 5 years.

Are they? In Steve Munro's fact sheet, it says the existing articulated streetcars are 24 meters and the "Replacement streetcar for TTC legacy network" are 28 meters. I didn't mean the "New Metrolinx LRV" which seems to use a standard gauge and so, presumably, won't be running on existing...

I haven't been in this thread in a very long time, if ever, so I'm surprised to see a nearly-complete tower. I like the way this has turned out, though the podium area is a little uninviting. But the tower portion looks very nice. Fits in well with its immediate highrise neighbour(s).

Guys, really? LOL. Transportfan, You'll probably not find too many on here that are in favour of wide(r) streets, likely the opposite. Especially since most cars are filled with one, maybe two, people. On a street like Yonge St, there's certainly more pedestrian traffic than vehicular...

There's a whole lot to like about this building, in my opinion. From the great job they did with the historic building, to the beautiful, tall, angular glass at the podium, to the parallelogram shape of the building, to the way the balconies overhang the tower, and the great finial at the top...

I'm liking the colours and the pattern of the spandrel. Never expected to hear myself say "like" and "spandrel" in the same sentence. I also think it was a good call with the black/charcoal colour or this would be far too monotone. I just hope the other areas of the building don't have quite...

82 Peter St proposal looks pretty good to me. I particularly like what the integration of the balconies on the podium. Nice clean lines. I do understand the City's desire for it to be shortened a bit to continue the height reduction as towers approach Spadina to the west.

So if I'm reading this right, the City is requesting that the properties be consolidated. Does that mean that the developer could then turn around and propose something other than this? Or maybe I'm misunderstanding their requests. From the elevations this has potential. edit: And glad to...

Very nice! Thanks for the pics, sam95ta1. Once this glass goes up most of the buildings they're going to be real stunners. A much better execution of the balcony glass than it's neighbour across the street at MLS.

I get the feeling that these two won't live up to being anywhere as nice as the renderings depict. I can see a few "tricks" in the images to make it look like there's more going on then there actually is.

The tower does look like Four Seasons quite a bit. Not an exact copy, but sure close enough that I also thought maybe the posted image actually was 4S. That said, the 4S is a beautiful building and if this one looks like it I'm fine with that.
