    Baby, we got a bubble!?

TheKingEast I consider myself fortunate that I do not have to purchase at this time. I do worry for my kids however. That said, I simply will not let them go in at this price (if they will listen to me) at least for new condos. I would buy a used perhaps, renovated perhaps, or maybe an...

    Baby, we got a bubble!?

Hi TheKingEast: I think part of the reason is that nothing has really changed so there is nothing to report. I don't think the doom/gloomers have given up. I suspect and I am not one of them (but I do believe there has to be some correction though I have never been in the 25%+ camp which...

Anyone having trouble with the new REaltor.ca site?

Just put in the address you are looking at. The map will show up properties around there. Click on the red dot on the map and it will show all the listings. Hope this helps.

CBC: Fears that shoddy Toronto condos could become future slums

This is a rehash of the Market Place report from a couple of years ago. I have no doubt that the skins which are windowed may well have to be replaced in 20 years. On the other hand, while it may be expensive, this is not much different than most houses which have windows replaced in 20-25...

    Baby, we got a bubble!?

May I ask UD what data points are you using and are you referring to both the stock market and the condo market for the correction already underway or just the stock market. We know the US market broke through its 200 day moving average so I expect further downturn as programs kick in to sell...

    Baby, we got a bubble!?

I have said it before. I think 2 bedrooms are going up as rents are simply beyond the reach when a 1 bedroom is $1500 and a 2 bedroom $2200. People are choosing a room mate for financial reasons. Of course, a 2 bedroom is always better to have than a 1 bedroom as people can stay over, you...

So many renters breaking their rental agreement and leaving early.

The rent increase will be dictated by the market. Personally, I can only say that if I have a good tenant, I will abate the rent increase, even forgo it to keep them. I do expect market or close to market rent...but a good tenant is worth more than a few extra bucks.

So many renters breaking their rental agreement and leaving early.

In my experience as a small landlord with a few properties, I have had people leave early only when they were transferred. By early, I mean after 1 year on a 2 or 3 year lease. All my 1 year leases have extended to at least 2 years. I have been fortunate perhaps that I have properties that are...

So many renters breaking their rental agreement and leaving early.

There are a couple of issues DearSummer. While I fully agree that nothing good comes out of an unhappy tenancy, the reality is the landlord is incurring significant costs as is the tenant when the tenant moves out early. If there are touchups to be done, means the landlord has expense. If the...

    Baby, we got a bubble!?

This isse TheKingEast has been discussed before. Given 5 years out, most end users cannot wait that time frame or are unwilling to do so. Some who are trading down, e.g., the boomers can plan a bit better than the youth I would think as they have a better idea of where they are likely to be 5...

    Baby, we got a bubble!?

The issue is developer financing: They are required by the banks these days to have usually 70% sold of $ volume...not units before they can get construction financing. Well known developers may get 60%. Less proven ones perhaps require 80%. The banks base the 70% sold upon 20%...

    Baby, we got a bubble!?

Loss leader marketing I would bet...or 300 sq.ft. condo. There are probably a few units at this price and then prices go up. Anyhow, other than advertising for 501 Yonge condos...I am not sure I follow the point Condo George you are trying to put forth here related to the bubble thread.

    Baby, we got a bubble!?

cdr: I should have responded to this as well: "mortgages in Canada similar to US "sub-prime" mortgages were (and may still be but it's not a product that I follow) securitized and sold to the Canadian public as income trusts. I know this because I investigated complaints from individuals that...

    Baby, we got a bubble!?

Actually, I believe the ARMS that got into trouble in the US were mainly 2 year resets. Initial mortgages were set at 2% or similar for 2 years and in many cases with interest payments only (no principle repayment) with resets at 6% after 2 years. This worked great in 2004, 2005 and early...

    Baby, we got a bubble!?

I don't know that one can take that comment out of context. I think one would have to read the whole speech. In Canada, non recourse mortgages don't exist except in Alberta as pointed out to my understanding as well. There were a lot of differences and widespread fraud in the effort to get...

    Garrison Point (Diamondcorp/Cityzen/Fernbrook) - Real Estate -

Youranthony1. I just called the sales office. they have not yet released the 2nd tower and do not have a date for release of tower 2 yet.

    Garrison Point (Diamondcorp/Cityzen/Fernbrook) - Real Estate -

Latest I have heard is that they have about 65-70% sold of the first building. They will likely start to seek construction financing shortly for the first building and probably release the 2nd building when they are 70-80% sold in the first.

    Baby, we got a bubble!?

I don't think I agree with your last statement Eug but maybe we are splitting hairs. The bathrooms are not smaller...they really can't get much smaller when you figure a tub, toilet and counter. The bedrooms are definitely smaller. Anyhow, I think we can agree with the paucity of space, both...

    Baby, we got a bubble!?

Actually Eug, while I agree that there may be wasted space, I think the issue is more the space was used differently. Bathrooms were small, bedrooms large. Now it seems the master bathroom suite has to be large and gorgeous and the bedrooms are small. Kitchens were closed....I am just looking...

    Baby, we got a bubble!?

I agree with you totally. Very sage advise. The only thing I would add however is that older buildings will have presumably more repairs and new always sells for more than "old" even when "old" is renovated. Those of the generation that are older are used to space. I think the younger group...
