    You've done one super neato mockup, that's amazing. Can't say I like the idea of something that high with such a massive podium butt-up against Yonge Steet though.

    Wow. Thanks for putting that perspective together, and it's really accurate by the scale you picked. That other proposed condo on Grenville, will be a few floors less but directly south-west, it's going to be dark and WINDY !!

    I'm trying to visualize what 2 x 58s on that block would look like ... and it might really overwhelm the street and neighbourhood, especially considering the other tall buildings being proposed in the general vicinity. Yuck.

    Wow. I wonder how 2 x 58 stories will impact property values at 25 Maitland (The Cosmopolitan condos), especially the west exposure ones ? The units at The Cosmo are already somewhat depressed in comparison to the rest of downtown Toronto.

    If this unit is high enough, I guess higher than 15 stories, and the building is 46 stories, to the south would be 192 Jarvis' roof top, looking down, an empty parking lot, then a co-op building and a bunch of other stuff due south, but also due south slightly to the west is a park, to the west...

    I hope there's balconies facing south and west, because they only seem to be facing north. Yuck. The south and west views would be magnificent, but what's the point if you can't go outside onto a balcony / terrace to enjoy it ?

    Even if the low 200's are studios ... even if real estate values go linear in Toronto for the next half decade ... low 200's downtown is unheard of, even for bachelor/studio units ... there are 350 square feet studio units going for 250k+, 450 square footers going for 300k+, 500 square footers...

It was, and still is, the gateway to Regent Park, so I'm very familiar with all the colour and flavour of the neighbourhood.     What exactly are you going to want to store in the outdoor storage areas ? I'm going to assume the outdoor storage area is unheated, too, since the access is from outside. That's a lot of storage in that apartment, which I guess some people would like, but it's kind of weird. On re-sale, I guess...
