Corrections: that’s not how the sourcing in the story is worded, and it is written by Shane Dingman.

It’s Collecdev-Markee - this is in the report - and exciting.

Toronto David Crombie Park Revitalization | ?m | ?s | City of Toronto

The concrete in this park looks very good (though it needs a clean) and it's 50 years old! Not a bad case for the longevity of the material...

Sure, the LRT is critical and should have frequent service. But also, Villiers is walking distance to East Harbour, which theoretically has 50,000 jobs, and 3km to King and Yonge. It’s far better situated than Park Lawn GO station, and several other places that are getting serious density.

This is, if you read through the document, literally the same design as the Davisville school. (With slight alterations.) Thanks for pointing this out

    Toronto 1196 Yonge | 114m | 32s | Woodcliffe | KPMB

Half of the ground floor of this building will be devoted to a truck turnaround. Just look how that constrains the retail. A conversation about this policy is overdue…

    Toronto Lower Don Lands Redevelopment | ?m | ?s | Waterfront Toronto

Great conversation, everyone. In my piece, I’m making several linked assumptions. Let me spell those out: - It’s desirable to change the arrangement of buildings and streets on the site, breaking up the podiums into a larger number of smaller buildings, placed irregularly, including towers...

    Toronto Lower Don Lands Redevelopment | ?m | ?s | Waterfront Toronto

The island is at least 33ha gross. The so-called "developable area," which includes Villiers Park, is roughly 24ha. There are many design decisions baked into this that deserve scrutiny, especially how much land area is taken up by roads. But also the sizes, orientations and arrangements of...

The development is not in fact approved, but heading for an OLT hearing. My piece on how and why it should become a community hub: https://www.theglobeandmail.com/real-estate/article-a-moriyama-landmark-must-be-preserved-and-go-public/

Here are drawings of Merwede (source) and the built portion of Villiers, each about 24ha. Spot the differences..

Thanks for this. My point here is not to imply that the rental replacement and tenant protection policies are perfect. But the alternative is worse. Conversion of a rooming house to a single-family is easy, and it comes with basically zero tenant protections. I think it’s safe to assume that...

So is this a de facto policy shift? Are staff ready to accept office demolition as long as there’s some affordable housing involved? If anyone wants to discuss anonymously, please, DM.
