    Yes, i meant to refer to the discount that banks provide on posted rates. E.g. 5yr posted rate is 5.49% with a 1.75% discount (net 3.74%). So my question is that if I get variable now and sometime in future I decide to convert to fixed, will I still get 1.75% discount on the posted rate at that...

    I was just wondering if I go for a variable closed interest rate, will I have an option to convert to fixed in the future (e.g. a year from now). Will I get the same discount off the posted rate as I have been offered now by TorontoTony.

    My understanding is that if you make 20% down then there is no CMHC premiums. Another option (in which case you get 10% of the premium refund) is if you get an Energy Start certified home.

    I haven't had any experience with any mortgage broker yet, so not sure they work, but from what I have heard, you are right one can almost always get a better rate from a broker. If the broker gets you a rate from any of the five major banks then i assume it's a better option but if they take...

    Today I noticed on BMO's website that they are offering Prime (2.25%) for 5 yr closed variable. As of today I think this is best rate as far as major banks are concerned. Although I have this feeling that other banks will come forward and match this rate soon.

    I think Waterpark city/ Neptune have great location being so close to the lake and Ontario Place...lots of grean space. They also have great views too...CN Tower, Lake and Island etc.

    What do you guys think about neptune 2. I think it's behind schedule and most likely will not meet the Oct 2010 occupancy date. It will probably finish sometime in summer 2011

    I recently checked with the sales centre and they have a couple of 2BR available for around $425k. That makes me think that the prices of the other smaller units may have gone up too (as compared to the launch of Neptune 2 two yrs ago). I have not been very up-to-date with the price trends...

    I also noticed today that they have started work on phase2. Does anyone know when were they actually supposed to start? This will give an idea as to how delayed they could be.
