    WPP does have retail. I am corrected, though the main lobby has none. What retail is going into 85? I heard that it was a fitness centre amenity for the complex.

    It's Pelli. While some folks would argue they aren't super innovative, I think it would be hard to argue their execution isn't consistently great ... and Oxford has deep pockets................................

    Oxford needs the density to pay for the park. Park overbuild is $250M.

    I think what I am most impressed with is the fill in of the air conditioner holes in the south tower.
