I think there could be an awesome compromise... 1. The DRL is built first... on the premise that.... 2. The DRL phase 2 extends the line north on pape to through Flemington Park up to the CP rail, use it... over to Ellesmere use it to then proceed to STC. (or some other route to from PAPE...

    Toronto Ontario Line 3 | ?m | ?s

Phase 2 - should extend the line up Pape to Flammington Park, make a connection to the GO at Ellesmere and continue to STC. Thus the $3.9 billion one-stop subway express project can be cancelled, and STC will still be serviced by a Subway.

    Toronto Union Pearson Express | ?m | ?s | Metrolinx | MMM Group Limited

As someone who has taken the UP express... I'm impressed with the service. You could add one more stop at Mount Dennis... and that won't add that much time more to the 25 minute train ride as the train actually accelerates fairly quickly. Adding one more stop will just mean a little less idle...

I wonder what linking the DRL to the Sheppard Line would result in more or less riders for both lines?

By the time the DRL eastern portion is built... the Yonge Line will need relief from all the passengers getting on north of Eglinton coming downtown. It's possible that a Bay Street Rapid Line (western portion) commencing at Eglinton & Yonge, stopping in Lower Bay, (continuing southward on Bay...

    Toronto YC Condos -- Yonge at College | 198.42m | 62s | Canderel | Graziani + Corazza

Totally could be a Starbucks. There are 2 Tim Horton's in the right at College Park, one on the corner at Yonge & College and one in the basement by the Food Court, and they are busy all the time.

Economic Dashboard – Annual Summary, 2013 ... "Over the last ten years, net international immigration to the City of Toronto has declined from 60,000 people per year to 46,000 people; however, that decrease has been more than offset by a very significant decrease in the rate of...

    Baby, we got a bubble!?

This article points out that in SoCal (and yes, Toronto is not California) prices rose for 2 years, even after sales volumes dropped. (why... cuz the higher end real estate continues to sell, were as the lower values don't... whereby the average sales price continues to rise.)...

As an end-user who was considering this building, I'm okay with the design... yeah it could use a little more excitement with colour... and yeah, I’m a little disappointed that the building isn't taller... but what I'm more concerned about is the lack of balconies on 80% of the units... and how...

Not so much in Toronto according to many people (aka condo pushers et al.) who do not believe in the price to rent ratio. But, I think it's a mute point... cuz I do think we reached the tipping point... and if the July trends extend into fall... well... the class of 2013 Torontonians first...
