    Mississauga M1 & M2 at M City | 197.81m | 60s | Rogers Real Estate | Core Architects

Apparently it's illegal to build a condo in Ontario without using spandrel. or is it that the developers are too cheap?

    Toronto CIBC SQUARE | 241.39m | 50s | Hines | WilkinsonEyre

I'm still shocked the developer didn't propose taller buildings here given the outstanding location (Financial Core and South Core) and proximity to Union Station which reaches out to the entire GTA and GTHA. A waste of opportunity IMO.

So... you're saying that there is a developer in Toronto that is concerned about aesthetics? Who the heck allowed this to happen? Heads will roll at city hall..

Yes, agreed - It will takes several years to build out this project and by then, Covid will be just a memory and the world will be excited to get back to whatever "normal" is.

Saying we're no worse off than NY, isn't saying much. I still wish that somehow the city had a mechanism to require better design. 2 Hudson Square is admittedly no better but that doesn't diminish the desire for something better at such a scale and at such an address here. "...and...

It would appear that this building was designed by engineers, not an architect. When I see some of the exciting buildings being built in other cities, this just isn't on the same page. It's certainly big but I would argue the location deserves something...more. Be a little creative maybe?

    Mississauga: Ninth Line Lands redevelopment

Up isn't the only solution. there are low rise and townhouse options as well but the city is out of land. What is your "20th century" solution?

    Mississauga: Ninth Line Lands redevelopment

As this is the last undeveloped remnant of the city of Mississauga, I think its high tilme the city look into annexing land from Halton.

So this is how a mediocre architect tries to downgrade and impersonate the work of a master architect. Very sad day. They really should take Gehry's name off it or state that it is a discount version of a Gehry design.

I don't know why YSL would be on hold - itll be 2 years before it opens and thats plenty of time to get past Covid - and the Schools (UT and Ryerson) get back to class.

I love what they are proposing for the heritage buildings but honestly the residential tower looks abysmal. I’ve seen some great buildings proposed for New York and many other large cities, and many are beautiful, others not so much but this is butt ugly.

    TTC: Other Items (catch all)

Every time I look at this I am blown away by the complete lack of transit planning for connecting Peel region to Toronto. They spend Billions to connect Vaughn Centre (population 303,000) and extend the Yonge line to Richmond Hill. BUT NO PLANS at all for connecting Peel Region (population...

^ I completely disagree. There should be more parks interspersed within high density zones otherwise you end up with just another concrete jungle.

    Toronto Rogers Centre Renovations | ?m | ?s | Toronto Blue Jays | Populous

A stadium just for baseball is extremely expensive. Most stadium owners look to additional revenues to make the financials work.- which is why Skydome has a concrete floor.(and Astro turf) Just grass means it is much more difficult to have other activities (that don't ruin the grass)- so a...

I remember Exhibition Stadium - it was AWFUL!! Cold, Wet, windy, miserable. Only works when you get great weather and for us to build a stadium hoping for lots of great weather just isn't realistic. And remember, the reason Minneapolis doesn't have a domed stadium (or a retractable roofed...

I guess the only "clock" working against them is the carry cost of this property - which they have carried for just over 3 years now.

So GG bought an upzoned property - Mirvish accomplished his goal of drmatically increasing the price of his land before selling - but my question is, are there any time limits built into the approvals obtained for this site? Will they have to go back to the city at some point to re-establish...

No, I have no "evidence" other than the fact that they slept through the biggest Condo boom in Toronto's history. I'm in real estate and right now a lot of investors are divesting of their condo investments. Rents are dropping and many, many buidings have a high vacancy rate - only to be made...
