Anchor Shoring equipment on site (parent company is GFL Excavating).

This is anecdotal but the workers on site with whom I spoke say the water utilities work they are doing is in fact related to the Menkes development. I see that some of the parking lot signs have disappeared.

Does anyone know why the escalator has been kaput so often since it went into service ?

I wonder if the building's unique architecture explains the inflated residential unit prices. On the other hand, the poor maintenance of the grounds should have a negative effect on value bring prices down. Speaking of rackets, the same question comes to my mind when I look at some of the...

Yes, the sand bags by the doors look decidedly 3rd world. So do the weeds in the street planters and the semi-dead trees. Never mind the broken escalator.

Come again ? Whether you like sunnyray's style of discussion or not is one matter. I personally do not know anyone who does as much research and fact-checking, certainly not in this thread. Blanket statements like this are useless for everyone here and make you look like a troll. I am a big...

Amnesiajune, let's be objective here. You are comparing apples and oranges. A residential condo complex with space for large format retail compared to a single floor commercial unit, a shopping mall, an office complex and a couple of small retail units. I too like the building exterior, even...

Yes, distinctive architecture no doubt. But what exactly is so "wonderful" about this project ? The food court without a real public toilet ? The dead trees lining Poyntz ? The dirty walls of the subway entrance (delayed x number of times for over 2 years which became a headline in Toronto Star)...

What I am wondering is why these trees along Poyntz are dead in the first place? Crappy street furniture, defective sidewalks, dead trees, a subway entrance delayed by 2 years. This exposes a system which is poorly equipped to deal with developers who don't give a flying fajita about the public...

I nearly walked into a puddle of fresh dog piss yesterday, right at the pointy NW corner of Emerald Park. People should obviously know better but I think that the poor maintenance of building grounds does not help matters. It is a known fact that when people see a mess, they are more likely to...

Just curious if anyone knows what, if anything, is being done about the poor dead trees on the sidewalk along Poyntz. If I recall, the irrigation system was not installed properly or something to that effect. Dead trees with garbage in the tree wells and little sandwich boards chained to them do...

The elevator by the subway tunnel finally being fixed today. Spoke to the repair guy. Not a botched installation defect as I suspected but a manufacturing defect in the guide rail system, covered by warranty. A misalignment caused the elevator to resist vertical movement which would trigger oil...

    Toronto Emerald Park Condos | 128.92m | 40s | Bazis | Rosario Varacalli

The shoddy quality of construction may be at least partly to blame. On that note, the elevator at the subway entrance is out again. This is the 4th time since opening I believe.

Well... that was fast. The elevator is fixed. The geese came to celebrate:

I noticed that there is no label by the P2 button in the elevator indicating that this is the level of the TTC entrance. Anyway, one week after tunnel opening and the elevator is dead. Hopefully it is not a sign of things to come. Also, looks like the drywall will be a bit of a nightmare to...

The plywood at the top of the entrance is gone and so are the remnants of yellow tape. A TTC employee at the turnstiles told me that the city has finally approved the tunnel which led to the opening. He said the tunnel will remain open.

Maybe they are getting ready to permanently seal the tunnel, lol. As of 5:45 pm, the hoarding is still gone. The yellow tape is still all over the place, the elevator doesn't work and the plywood is still up on the ground level. I'm in my "enjoy it while it lasts" mode for the time being.

"I don't believe there is any condo project in the GTA, including downtown Toronto that can hold claim to the full service offering being provided to condo residents at Emerald Park." ?
