    Toronto M5V Condominiums | 118.87m | 35s | Lifetime | Core Architects

What is the hold up with advancement of the construction / digging the big hole? They have been at it for 4 months and it looks like all they have done is put 75% of steel girders into the perimeter of the property.

    Toronto M5V Condominiums | 118.87m | 35s | Lifetime | Core Architects

I went to the groundbreaking. They had some free snacks, champagne, and a coffee mug gift sets. They also took some pictures with lucky residents holding gold shovels. I forgot my camera, but there was an official photographer that took some pics. Maybe those will end up at...

Maybe Hulk Hogan will make a guest appearance on Saturday to 'pile drive' the ground breaking?

I will be living on the 7th floor. I will be right above that patio. Hopefully the noise will not be too bad, but we will have to wait and see. I am excited that they will officially be breaking ground on may 10.

They are finally demolishing the Bandidos restaurant that was still left after the speedy muffler was torn down. This is a god sign. Maybe the ground breaking will take place on the proposed day of May 10th.

At the residents meeting i was surprised at the age range. I would say the average age was closer to late 30's, maybe early 40's. There were also a couple of families with young kids in attendance. The appeal of the area goes far beyond the club scenesters. I think this will become more...

Good News: I got a free pop and some snacks while i was at the M5V meeting. ;)

I figured the OMB situation would delay the move in date, but i didin't think it would add up to a full year. I hope it is worth the wait. At the M5V meeting they did mention that there is a ground breaking ceremony tentatively planned for May 10th and that the building is 75% sold out.

I just went to a residents meeting and was told the M5V "firm" move in date is NOV 2010! Holy Shit!!! That is now 1 full year past the original tentative move in date of Nov 2009. Looks like at least an additional year of renting is coming my way. Very disappointed. :(

Well, it looks like the M5V site is now a temporary parking lot. What is up with that? Here come the building delays. Bastards!

    Super Luxury Condos fees

More like a $1 per square foot monthly. Most condos range from about 30 to around 80 cents per square foot for monthly maintenance fees.

There are lots of variables that affect construction, but developers never seem to consider them in their bullshit/optimistic move in dates. I wish M5V would just admit that it will not be able to be lived in until at least the summer of 2010. Even that is an optimistic date based on the delays...

It is 70% sold out. Don't forget that when they got final approval for 34 floors it added 4 floors of more suites to sell beyond the initial 30 floors. They are a tad behind their original "we will break ground in February" schedule. I was told last week they hope to break ground in April.

that is correct. 34 floors. M5V promised to break ground in February and are now just slightly behind as demolition has not yet finished (bandidos still stands). I guess murray demolition had to pull some staff off the project to tear down the burnt out queen west buildings.

Thanks for the demolition picture. This means M5V is, so far, on schedule. I wonder when they will actually break ground? I am excited to see this building get constructed.

801 king st w and slaughter house

I lived in 801 King W for 5 years and enjoyed the building and area. I think the price may have seemed cheaper because of the age of the building. The slaughterhouse situation isnt that big of a deal. Ocassionally, in the summer, you can smell some stench from the place, but it is really nothing...

The render is the full 34 floors and with the slight alterations to the base. This is how the final building should look, and it does look good. I scanned the image for your viewing pleasure.

Cooling-off Period - Does it include weekends?

The 10 days usually includes weekends. The 10 days start on the day you sign the purchase agreement. You can get a slight extension if there are changes you or your lawyer wish to make to the agreement but the extension must be granted before the 10 days expires.

Some doors will close for sure, but i think even more will open. As the population density increases those new residents will need places to eat, shop, and play. On King West in the last few years there have been several new clubs/lounges: Brant House, KiWe, Century Room, Loki Lounge, West, Pur...

I currently live at Portland and King West and it is clubby, but I kind of like it. I like seeing that the city has life at night. That is what makes Toronto a better city than a place like Detroit, which becomes a scary ghost town after 6pm. The downtown core is abandoned. Toronto actually...
