    For sure you'll see some prices go back up after the people who hold out jump back in, however traditionally it should follow a "W" model where prices will hit a "low" point after the people have bought are done before it begins to recover.

    I live in the neighbourhood and town houses at Kennedy/sheppard when they were available sold between $320-370K. That being said bungalows are going in the neighbourhood for about $400K. Personally I'd rather have a freehold at that price.

    I haven't seen a price list for Bravo Condo which is just up the street from Gibson Square but their eblast said units starting in the 300s. I don't think these prices are reasonable at all, it just seems like all the developers trying to cash in when they can.

    when i signed on a unit at West harbour City before I pulled out they did ask if we were going to live there or rent it out. Our agent advised us that the answer is always to live there.

    IMO, a big jump to say 30yrs/10% down or even 25/15 is not a bad idea. In the early 90's I believe Hong Kong over night implemented a 30% down payment rule to control the real estate bubble. That brought things quickly to a hault. Of course their prices are crazy right now.

    exgemmy at Kennedy just north of Sheppard thre are quite a few condos on which would probably be cheaper. That being said the life style is more suburban. If you have a car it shouldn't be an issue as you're still pretty close to groceries and malls.
