    Toronto Eaton Centre (Ongoing Renewal) | ?m | ?s | Cadillac Fairview | Zeidler

The South Foodcourt isn't expected to be renovated until the North Foodcourt is re-opened. The hoarding was for the railings. The North Foodcourt I believe is slated to be re-open Fall 2011.

Panorama Condos (Concord CityPlace) - Real Estate -

Its not just this tower. Its every tower downtown I think. I live in Murano, and we have the same problem. It will go away when the weather gets colder.

Liv Lofts is suppose to be a conversion of the 75 The Donway office building.

    Toronto Parade at Concord CityPlace | 127.4m | 44s | Concord Adex | P + S / IBI

I got a letter from Concord Adex today. My unit in the podium of Parade I has a confirmed occupancy date of April 11, 2011 now, which is 5 days later than the earlier quoted date (which was already 14 month delayed) of April 6, 2011.

Real china has already worked successfully at another CF mall - Carrefour Laval. I've been to that mall, and that food court is spectacular. Its also quite a treat to use real cutlery to eat. No more plastic knives to refuse to cut my meat properly.

    Toronto Ïce Condominiums at York Centre | 234.07m | 67s | Lanterra | a—A

Cadillac Fairview management expect Ice to start construction in May. There are no financial problems as far as I know.

    Toronto Ïce Condominiums at York Centre | 234.07m | 67s | Lanterra | a—A

The office complex is 841,000 sf, at 32 stories. Its a lot "fatter" than the residential towers. I'm not sure if its 50% though.

Ïce Condos (Lanterra Developments, Cadillac Fairview) - Real Estate -

CF is a wholely owned subsidiary of the Ontario Teachers Pension Plan. Unless the pension plan folds, which is highly unlikely, CF will remain well capitalized. The CEO of CF said a couple months ago he was really impressed by the sale rate and the psf Ice was commanding. Since he is happy...

Buyers hit with big bills for surprise adjustments

I'm just reporting what someone that works there told me a couple months ago. She also stated that he is extremely busy due to the market upturn. Maybe its a recent and/or a temporary thing while he gets through the rush. Maybe it only applies to him, and not his associates. Mr. Shub has one...

Buyers hit with big bills for surprise adjustments

I don't believe Mr. Shub reads agreements anymore. I think he use to do it for a couple hundred. He just closes deals now I believe. Tons of them. All he does is real estate.

Luna Condos (Concord CityPlace) - Real Estate -

Concord restricts their upgrades into packages. For my unit in Parade, I had 2 choices - 'standard' or 'urban'. I asked if I can upgrade the carpets, they said no. Either standard or urban. Same deal for Discovery at Citypark. They had more choices though - 3 different colour schemes! Plus...

Murano Condos (Lanterra Developments) - Real Estate -

As a resident of Murano, my opinion of the building is that it is not luxary by any extent. I lived in a similar quality student housing unit on campus during my grad school days. With the student/young crowd there, it feels like my grad school days. I completely don't get the beige/light...

Discovery Condos (Concord Park Place) - Real Estate -

I think prices are even higher than that. ICE on average is selling for over $600/sf. Parade 2 was selling for almost $500/sf, and I think Reve next door to that was selling for around $480/sf+. All prices do not include parking or locker. I guess the discount for uptown is already accounted for...

Does anybody have an idea what the "smell zone" is for the slaughterhouse typically?

Bay Adelaide Centre West Tower (Brookfield, 50s, WZMH)

KPMG is the second largest accounting firm in Canada, based on revenue. They have a large presence in the City of Toronto, with offices in the downtown core (BA) and North York (Yonge Corporate Centre). Toronto is their head office in Canada. They probably want that sign to compete with...

    Toronto Parade at Concord CityPlace | 127.4m | 44s | Concord Adex | P + S / IBI

February 28, 2010 was the date quoted when I bought the condo in 2007. It is now April 2011. I think someone mentioned the foundation for Parade 2 will be poured by June next year.

    Toronto Parade at Concord CityPlace | 127.4m | 44s | Concord Adex | P + S / IBI

I got a letter from Concord Cityplace. They state my move in date has been shifted from February 28, 2010 to April 6, 2011. I'm in the podium of Parade 1. I'm kind of surprised. It seems like the building would be finished earlier than 1.5 years from now, judging from the pictures that are...

    Commercial Lease Help

You can try to negotiate for "percentage rent" vs. "base rent", if you feel the rate they are quoting is very high. Percentage rent is when they take a portion of your revenue/sales. This gives you a bit of wiggle room in economic downturns, but if things are good, the opposite happens. Note...

Murano Condos (Lanterra Developments) - Real Estate -

I've found most (but not all), of the students are on the lower floors. I'm guessing investors are more likely to want the cheapest product possible, since it does not appear to have a material difference in the amount of rent they can charge for a lower floor versus a higher floor - not enough...

    Insurance Thread (condo/home/rental)

Insurance companies give discounts if you have more than one policy with them. I know for cars, they give like 10% discount overall or something for 2 cars, then 15% for 3 cars (if I remember correctly). If you have home insurance with them, they give discounts too. If your home insurance is...
