It looks like it's ready to move in? If so, did the builder give you any idea of when the buidling will register?

    Harmonized Sales Tax

Dalton is an @$$hole. This means that new homeowners will pay way more on tax. On citynews it said it would be $47,000 more on a $300,000 house. http://www.citynews.ca/news/news_32809.aspx On a Single Current tax New Tax Tax Increase Detached House...

March 17th 2010, -but looking at the pace of Casa (which was about about where X is right now this time last year), Im guessing people will start moving into X around Nov/Dec 2010.

Cant wait to see what it'll look like next March

on second thought, after seeing how slim the Museum house project is, I suppose you might be able to fit something like that right beside 'X'. Though that's going to be an extremely tight fit between X and that beige building to the west.

    Price oer square foot

Like Simuls mentioned... it depends on area. Yonge&Eglinton is probably still demanding $450-500, and the projects around Yonge&Bloor are around the $500+ range. And the closer you get the Yorkville, -well I'd say it's well over the $550-600 range still (conservative estimate)

I dont know about that... that's a pretty tiny area for a new development. If I recall correctly that property is sandwiched between 'X' and a newish looking condo that's about 10storeys high. So unless that thing gets torn down, I doubt there will be a new development in that small space...

    Toronto Bloor Street Neighbourhood Condos | ?m | 32s | Cresford | Northgrave

Yeah... this stretch will look significantly different 5years+ down the road. Casa, BSN, X, Coulture, 1BE, and if the markets pick up, the second X tower might get built, and that project right beside Casa might start.

Is parking for a condo essential?

Good point, -Im not sure if it was this thread, or the X Condos thread... but the buyer indicated that he had bought pre-construction, and I think he mentioned he paid around $360 per sq/ft... so Im pretty sure there wont be a problem with profit...

while yes I am a purchaser, -the statement about the lawyers was meant that I dont trust the sales staff (just as jks stated)

what's considered 'plenty'? Last I heard from the sales office (and I trust them as much as I trust lawyers), is that they're already at the 85% sold out mark.

Is parking for a condo essential?

I dont think it's essential... especially @ $35k. Maybe Im thinking of this the wrong way, -but if you were buying something, wouldnt you be willing to buy a place that's $35k cheaper for a similar unit w/o parking? Parking in toronto is what? $300/month? so that's $3600 a year. So unless...

    Toronto X The Condominium | ?m | 44s | Great Gulf | a—A

It's significantly higher than $345 psf! Im guessing they're in the $480-$490 area.

    Toronto X The Condominium | ?m | 44s | Great Gulf | a—A

I doubt you'll see any prices fall... at least until the unit is built. We're looking at a project which is already 90%+ sold, and wont be completed until the end of 2010. I just dont see any reason for the prices to fall for any of the units right now. Now if we're talking about selling...

just out of curisoity, when did Casa hit street level? Was it this year or last?

    Chinatown Street Signs

Things change. I'd say we're definately more 'multi'-cultured than just English and French. Hell, -I'd bet there are probably more Chinese in Toronto than French. If you want keep believing that it's just black and white out there, that's fine... but I think you're a dying breed.

Thanks for the pics... Im guessing that's BSN in the background? And just wondering if you knew how tall those buildings to the west of X are? (Im guessing anywhere between 10-12 storeys?)
