For anyone wondering, Starbucks will be moving in at the base of M3 or M4 for sure, it's no longer a rumour, it's confirmed. If that doesn't drive up the value of our property I don't know what will. Having a Metro next door would help too, but I don't know if that will ever happen.

Multiple Questions I have multiple unrelated questions: 1) My friend lives in another condo and he said that for cable and internet everyone in the building is forced to get Rogers and can't get Bell Fibe TV, is that possible? If you live in a condo do you have the option of choosing your...

I heard that hot tubs in general are not very sanitary, but it's good to see your (soon to be mine) maintenance fees being put to good use on the clean-up of the facilities...I'll stay away from the hot tub. I might use the pool once in a while for cardio, but late at night when the kids are in...

Thanks for the info, it sounds like a pretty decent selection. I think it will be a lot busier over the next few months with 500+ units moving into M3 and M4, it would be nice if each building had their own small gym. Does anyone ever use the pool or the golf simulator?

I've been to Baba Ganoush Shawarma restaurant, it's amazing, the meat is juicy and tender, the fries were crispy, and they have amazing babaganoush! I love Me Va Me too. Another unrelated off-topic question... what kind of exercise equipment is there in the gym? Is it just free weights and...

Does anyone recall how much their closing costs were? I'm guessing it will be around 15k?

Grocery stores, bars, and restaurants are the best options. I'd love to see Allen & Sheppard become the new Yonge & Sheppard.

The meet and greet was fun, there was a great turnout. It seems like they had 2 sessions, one at 11 and the second one at 12. Liberty spared no expense with their lavish refreshments, jk. The PDI and Tarion info was straight forward, but I was a bit confused about the move in dates and how...

Don't worry, it's not being held in your condo's party room. The meet and greet is at Liberty's new head office in Markham. Next year once everyone from all 4 buildings have moved in, I think we should have one mega meet and greet for everyone, and have all 1000 units go out for wings. :)

Yes I did. My guess is that less than 50% of unit owners will be there, which will still amount to a huge crowd.

So Saturday is the M3 meet and greet, I'm excited to meet my new neighbours! I wonder how many people will show up.

That's reasonable then. There'll be 1000 units sharing 1 gym, 1 pool etc., so I can't imagine our maintenance fees skyrocketing to unaffordable rates anytime soon unless the money is severely mismanaged. How's our 1 acre park coming along? Is it close to being finished? Any word on which...

That's great news, they've already started raising the maintenance fees before the 1 year anniversary of closing. By the time I move in I'll probably have to take out a second mortgage just to pay for my maintenance fees, I'm excited.

How are they going to fit so many people in one room during the meet and greet? In M3 there's 300 units, if everyone comes and brings just one person that's 600 people, I guess their new head office is bigger than their old one.

I'll be attending the Nov 12th meet and greet. I'm a bit confused about the occupancy fees. I understand that you pay the interest on the amount owing, so it would be about 3.7% on the remaining 80% that's still owed, plus the full monthly maintenance fee charges, plus property tax? Say...

Have the maintenance fees gone up at all after living in M1+M2 for over a year? Or is it still $0.43/sq. ft?

Interesting, how do they come up with their assessment? Is the value they assess in any way related to the market value of the unit? Is it possible for the value they assess to be lower than the price you purchased your unit for? Based on the price on the remaining few units I'd imagine so, as...

Is the property tax 1% of the purchase price? If you have a $400,000 unit, that means you'll be paying $4000 a year in property tax? Ouch.
