    Toronto The One | 328.4m | 91s | Mizrahi Developments | Foster + Partners

So you're right that since construction isn't at its peak that the construction overhead hasn't peaked, but it is still around $750k-1M/ month now (which is a crazy $20-30k per day!) and it will only be higher in a year from now. But the overall overhead peak is by the end of construction when...

    Toronto The One | 328.4m | 91s | Mizrahi Developments | Foster + Partners

By mid construction I meant actively in construction. In a year from now it will certainly be more. You'd be surprised that even at this stage how much the site super, assistant and clerks, labour, traffic control, temporary power, equipment rental etc cost. Having said that the largest part of...
  3. GreenCity

    Toronto Rush Condos | 44.96m | 15s | Alterra | BDP Quadrangle

It could have been a lot better, but it does look cool, compared to usual stuff. And given Alterra does decent work I'm inclined to give them the benefit of the doubt that it'll come out just as nice if not nicer when finished.
  4. GreenCity

    Toronto Maison 77 Clarendon | 22.1m | 5s | Menkes | Richard Wengle

It's an uncharacteristically small site and project for menkes. Anyone know the backstory?
  5. GreenCity

    Toronto 199 Church | 124.5m | 39s | CentreCourt | Arcadis

I must say I expected much worse from centrecourt. But the skeptic in me also anticipates that a bottom-line driven developer like centrecourt will "cost-engineer" all of it to death by the end, like the quality of the materiality shown, and the cantelever section at the top...

    Toronto The One | 328.4m | 91s | Mizrahi Developments | Foster + Partners

And you'd be right! The overhead cost of a project of this scale in mid construction is mind boggling, between site costs and finance. I don't know what their financing costs are given it's not with a conventional local bank, but I'd guess it's not less than $750k/month, and I wouldn't be...

    Toronto RioCan Hall | 145.2m | 42s | RioCan | Hariri Pontarini

    Touche, I didn't notice
  8. GreenCity

    Toronto RioCan Hall | 145.2m | 42s | RioCan | Hariri Pontarini

That's correct, this is all riocan, allied isn't involved. Though I'm pretty certain they are working with HP on it. I also agree that there is a difference, Allied has had a very consistent approach and dedication to quality and character. Riocan has more to prove yet, imho
  9. GreenCity

    Toronto The One | 328.4m | 91s | Mizrahi Developments | Foster + Partners

it's going to become more and more common as sites that previously were not feasible are now going to develop, and with more restrictions on lane closures.
  10. GreenCity

    Toronto The One | 328.4m | 91s | Mizrahi Developments | Foster + Partners

    Interesting, didn't know that.

    Toronto The One | 328.4m | 91s | Mizrahi Developments | Foster + Partners

Such an incredibly tight and difficult site. This and nobu are one the only sites in the city where they had to construct a part of the future ground floor slab just to provide some staging area.
  12. GreenCity

    Toronto RioCan Hall | 145.2m | 42s | RioCan | Hariri Pontarini

I thot you're absolutely right, there may be a decent open urban park in the mix too.
  13. GreenCity

    Toronto The Well | 174.03m | 46s | RioCan | Hariri Pontarini

Love the optimism! Allied have consistently done excellent work and they've shown their dedication to king west, so I'm cautiously excited.
  14. GreenCity

    Toronto 50 Scollard | 147.62m | 41s | Lanterra | Foster + Partners

I think you're absolutely right in the case of this particular building, they didn't seem to quite garner end-user attention and are after the affluent international buyer.
  15. GreenCity

    Toronto One Delisle | 155m | 44s | Slate | Studio Gang

It's true. Will have to watch the site plan submission drawings closely to see if the design is staying true or diluting.
  16. GreenCity

    Toronto Y&S Condos | 130.77m | 38s | Tribute | Graziani + Corazza

interesting movement at the base, but overall looks and feels like an office building, not a home.
  17. GreenCity

    Toronto The Well | 174.03m | 46s | RioCan | Hariri Pontarini

if it ends up resembling this even with 70% success, it would be absolutely fantastic
  18. GreenCity

    Toronto 1140 Yonge Street | 44.95m | 10s | Devron Developments | AUDAX

from their instagram page, a "preview"
  19. GreenCity

    Toronto One Delisle | 155m | 44s | Slate | Studio Gang

Good on Slate, wonderful design. If they are able to persevere in maintaining the integrity of the design throughout construction, this will be an amazing enhancement to Yonge st.

    Toronto River & Fifth Condominiums | 130.5m | 37s | Broccolini | Graziani + Corazza

looks like every other half hearted attempt any genuine design in the city... had higher hopes for this..
