***Upper Bluff Detached All Brick Home For Sale***

Seriously, talk about hyperbole. If that's the kind of crap Keller Williams approves of Willy Wong, then that's too bad. It's like saying Yonge and Eglinton is Upper Waterfront. Ridiculous.

    Baby, we got a bubble!?

The employment numbers, as referenced elsewhere on the forum, are anything but strong. 97% of the replacement jobs have been part time or self-employed (otherwise known as probably little to no job) vs the full time that they were. In addition, Carney clearly states that income growth will be...

Developer didn't pay property tax out of occupancy fee... any examples?

That is incorrect. I purchased from Canderel/Stoneridge in DNA and they did, when requested from the city, pass on the property taxes. We did, however, have to go after them for the remainder as most developers will keep 1-1.25% for property taxes in the interim occupancy fees when the actual...

    Liberty Village Towers/Bliss (CanAlfa, 24 + 20s, IBI-HB)

The spandrels on the north end of Liberty Towers that wrap around the east and west sides as well as the podium were supposed to be jet black, like X, but the builder cheaped out and ruined what should've been a very striking building. Also, the blue was supposed to be much deeper - more closely...

    Baby, we got a bubble!?

Well, it sucks actually. Mid-July sales are the lowest since before 2004 - and by a long shot. Condo sales are down 38% from last year. While new listing are down 8%, which is good, it still means that the total number of listings is growing substantially. Price drops are already occuring and...

    Carpet in bedrooms / Condos

Carpet is just ewwwwwwwww! I would never ever allow carpet in any room in my place. Off gassing, trapping dirt, bugs, allergens...truly impossible to clean.

$100,000 price cut gets things moving - could this be telling of things to come ?!?!?

While I would agree that comparing it to Regent Park is a bit overkill, the valid point is that if a highrise goes bad - it can't be saved. It's why Adam Vaughan is being so particular about cityplace - I think he fears the problems that can arise. They've already found a crack producing...

    Toronto Casa | 147.52m | 46s | Cresford | a—A

Off topic but since we're discussing it. Does anyone know of any companies that retrofit buildings to do this? I'd be very interested to have it installed in my current condo.

    Baby, we got a bubble!?

Alan Greenspan "knew" what he was doing, as did Wall Street. I think we need to acknowledge that there's a lot more chaos in the system than we're told. The "market" is not ultimately only a matter of supply and demand, it is extremely emotional and economists are more often wrong than right...

    Assignments on MLS...

I thought I read somewhere that assignments are not allowed on the MLS. I've seen tons of them recently? Was I high?

    Baby, we got a bubble!?

I agree that we won't see any interest rate spikes soon, but considering 70% of Canada's trade is with the US, if they lag, we do. If you've been watching the numbers, Canada's have been great but very consistently lagged the US by about two months (time it takes from an American ordering...

If Your Gonna Rent for more then 5 years, then Better to Buy!!

It's very true and that's a good link. For me the key is that they're comparing a $223 000 condo with $1500/rent. In this market, $1500 in rent gets you at least a $320 000 condo and probably closer to a $350 000 condo. That's a lot of extra cost that's not included in the figures. All of this...

    Baby, we got a bubble!?

I was shocked to find out how in bed with CREA Urbanation is - cosponsoring events, etc.. I used to think their numbers were trustable, but clearly that's a mistake as well.

need input: hardwood v. engineered hardwood for condo

I have never seen a premium for hardwood/engineered hardwood vs. laminate in a condo that's up for sale and I've seen virtually identical units on numerous occasions with this as one of the few differences. Condo's are actually much better off with laminate as moisture is a real issue and...

    MLS Sales

MLS is getting it's information from the public domain as all of these prices and transactions are filed with various governmental agencies.

If Your Gonna Rent for more then 5 years, then Better to Buy!!

To expand upon CDR108's numbers, you're not factoring in condo fees which, on a 1 bed run around $3-350/month (and increase every year) or property taxes which run around $210/month for this value (and will increase in each of the 5 years). It also doesn't include Land Transfer Tax (Toronto and...

need input: hardwood v. engineered hardwood for condo

I completely agree with carturo15. In my experience, for condos, laminate is not only equal to, but better than hardwood and there is absolutely zero effect on price. If you pay the extra for hardwood you will not get a penny more than if you'd had laminate. If you have carpet, you will get...

    Baby, we got a bubble!?

I'm thinking 2007 prices are in order (condos were appreciating at a 5% pace from 2002-2006 and then jumped 25% in 2007 alone). It would mean a drop of between 15-20%. Especially in condos - especially, especially in smaller condos (1, 1+). Houses in the core won't feel it as much, maybe 10%...
