    Interesting. Odd that the Architect is not listed. It looks like the staggered cladding is actually pulled away from the facade (it's 15m higher than the roof) so if it's not glass it will be some sort of perforated screen acting as a sun shade.

    It's identified as 'commercial space' not retail like the space fronting King. Retail will never work here, most likely it will be dental or general offices that don't rely on walk-by traffic.

    The plan at the moment is for the second floor to be closed to visitors. Those plans can always change however.

    There is an old plan at the City to connect Wellington to Front street diagonally across this block, roughly following the old rail lines. I have no idea how likely it is, but hopefully it is dead. As for Fly, you're right, the rendering shows the crazy ass balconies facing west.

    You are right that buildings can't lean or rest on each other--that makes perfect sense, you don't want a domino effect of one building knocking down another if one fails. However, there is nothing that says that buildings can't be built up against each other. They can. It happens all the time.
