    Baby, we got a bubble!?

That's what I was trying to say. I guess instead of shelving the project, they would eventually reduce the price until they sell out.

    Baby, we got a bubble!?

So if Empire fails to meet the 70% sales to build Eau Du Soleil, what would you suggest they do in this Captilist society? Cancel the project as the moveyville article states? I don't see why instead of cancelling, they just bring down the price to be competitive. I am sure they still make...

    Baby, we got a bubble!?

Excuse my ignorance but can the developers not drop the price back to $400 sq/ft for pre-sale. This will almost gurantee them to sell out within a week. I just don't see why they are selling condos at $600 - $700 sq/ft? What is the developers profit margin per sale?

Why would they do that?!? :( This could have been the next Liberty Village/Distellery District

A lot of Etobicoke is urban but I was referring to that particular stretch (Eglington/Kipling Surrounding Area). The crime rate is pretty high in that area. Example of a recent death due to a shooting incident - http://www.citytv.com/toronto/citynews/news/local/article/225361

Is there a confirmed master plan for the area. Are they demolishing all the old industrial buildings (including the industrial chimneys)? I am really interested in this project as I have always driven by that building and thought it would be nice to turn into a loft. Also, I am dissapointed...

    Baby, we got a bubble!?

Seriously, that was awesome. That was such an unemployed liberal arts graduate gibberish that I actually had my cats run in from the other room to ask what was causing so much laughter! (Of course, I then had to put up with their 'you're even crazier than usual, Owner' looks, but it was worth...

I think the design of the town homes are "urban" but you are right, there is nothing urban about the area. Maybe the crime rate. The design is very similar to Alterra's Westwood condos. I wonder if this is a new trend. I really like this style.

    Baby, we got a bubble!?

As you pointed out, I am no economist, so I cant really give you a number. Using a scale from 1 to 5, where 1 is "we are done for" and 5 is "all is well", I would say currently Toronto is at 5. Not hard to see that when there are more BMWs than Hondas on the streets. Apple store at Yorkdale...

    Baby, we got a bubble!?

No problem! :o. Any ways I am all for sneaky wealthy Immigrants now as I own a property in the city. Let them overbid on my property when I go to sell it in the future.

    Baby, we got a bubble!?

You know what; I pay a lot of taxes so that our beloved government hires people to find defrauders. They all own homes and have bought with cash. It is naive to think that not many people are defrauding the system. During the Iraq war, I had at least 10 new students in my class from...

    Baby, we got a bubble!?

For the amount of supply coming in, I think $450 - $500 is the ideal price for the mid range. Anything below that will trigger quick sales or bidding wars.

    Baby, we got a bubble!?

9% of 2.48 million people is a lot but still means a lot of people are employed. Does the 9% include students? I also know a lot of immigrants who are on unemployment insurance but have millions of dollars in foreign bank accounts. Keep that in mind. I don't look at numbers as an...

    Baby, we got a bubble!?

So a 500sqft condo in Toronto should be worth $212,500? It doesn't seem realistic at all when considering the low interest rates & job growth in the GTA. Current Min Wage can handle this mortgage. At these prices, you will have bidding wars and the price will jump again. The truth is there...

What would you consider as the ideal price for condos in term of $/sq.ft?

In respect to walking distance there are no retail developments.

Do we know who the developer is? I really hope it is not pemberton as they did an awful job with Michael Power Place.

    Mississauga Mills Square Condos | ?m | 22s | Pemberton | Graziani + Corazza COMPLETE

I was thinking the same when I read that earlier. The only "downtown" area in Mississauga is Port Credit and maybe Streetsville. Everything else is Suburbia at its finest.
