Student housing or co-living makes more sense. I'm not sure that Oben Flats' model would have worked here... this isn't a location that attracts potential consumers of luxury rental. Hopefully this acquisition speeds things up, tired of that empty lot on the corner!

As a neighbour, this redesign is such a relief. Thank god for HPA. The mid-block pedestrian connection is exactly what it needs to be; functional yet stylish, not overladen with landscaping that will be dead all winter, and most of all... red brick.

Very disappointing. A loss of 42 units that would have thoughtfully fit in to the neighbourhood and provided affordable housing. Toronto continues to become unaffordable to anyone who isn't part of a dual-income professional household. No wonder so many young people are leaving. I don't blame them.

That looks a lot like new docking spots for water taxis... which the eastern part of the waterfront is sorely lacking. Can't wait to bike/bus/walk down to Parliament Slip and hop on a water taxi to Ward's Island. It would save a whole lot of time and result in a lot more trips to the Islands.

The solution is a form based code that encourages smaller commercial spaces and good urban design, and discourages soul-crushing podiums. Height isn't the enemy here. Nor are block assemblies, as long as they animate the pedestrian realm.

Two points: 1. Foreign investors are not aware of the "unique" nature of that block, and a talented agent could easily sell the units to people who will never set foot there, and 2. It there's parking, many of the future residents will simply go from their condo to their automobile and back again.

Glad this got approved. Brad Lamb has better taste and cares more about his product than 95% of developers in this town. His reputation is irrelevant IMO. Fingers crossed that this doesn't get flipped to someone else now that it's approved.
