I seem to recall reading, back in the day, some reference that intensification of the site would be difficult/limited because Loblaws is perched right on top of the station.

While this may be a 'slab' it is a respectful one that plays off the limestone exterior of the old Commerce Court North building, and, in the photo above, also plays off the old Bank of Nova Scotia building at Bay and King with somewhat similar dimensions and recessing of the windows (at least...

Belated response - yes, they were. And the Eaton brothers'/president/CEO offices were on the 20th and 21st floors or so (midway up the tower) with a two-storey staircase connecting the floors and full double height/two storey windows facing south - still configured that way for new tenants...

Unfortunately, today's "innovation centre" is tomorrow's call centre and Menkes is just looking after its bottom line by building something that could accommodate and anticipate different types of tenants in the future. Who knows what they were thinking..clearly not forward looking from a design...
