    Toronto Mirvish Village (Honest Ed's Redevelopment) | 85.04m | 26s | Westbank | Henriquez Partners

Not everyone plans to stay forever, but it's still detrimental to target them with this tax. And even those who plan to stay must pay it up front and get a rebate.

That's not how taxation works in Canada. Taxation is not tied to citizenship (with a few exceptions). Permanent residents pay tax too, and even people on visas and tourists pay some tax.

That sign is a beautiful thing. After May 22, nobody will ever park there again...except underground.

    Toronto Mirvish Village (Honest Ed's Redevelopment) | 85.04m | 26s | Westbank | Henriquez Partners

For a few reasons. First of all because many of them contribute to our country and economy and we should avoid measures that would dissuade them from coming. Even if they don't stay forever, they are valuable while they are here. It also strikes me as unfair since these people are not...

Yup. A rent control policy that will actually hurt renters, and a foreign buyers tax that will hurt many foreign nationals who are not (yet) permanent residents. Some of these people will be eligible for a "rebate," but will apparently have to pay up front. Populism 101: blame foreigners.

Renting in the GTA is about to become hell over the next few years. But if you manage to get a unit and stay there, things are looking up.

    Toronto Toronto Coach Terminal Redevelopment | ?m | ?s | CreateTO

This building would make a good food hall. Great location for it too.

Toronto George Brown College: Limberlost Place | 52.5m | 10s | George Brown | Moriyama Teshima Architects

I'm surprised that this post didn't get a more enthusiastic response. Does anyone know how far along GBC is in getting this built? Is this more of a long-term plan?

    Toronto Panda Condominiums | 107.59m | 30s | Lifetime | Turner Fleischer

Is it possible for something to be agreed upon and ratified at the June meeting? Are they negotiating behind the scenes?

    Toronto XO Condos | 53.64m | 14s | Lifetime | Core Architects

This is a death sentence for the city.

    Toronto Union Centre | 298m | 54s | Westbank | Bjarke Ingels Group

The site lists available gfa, meaning that there is little left of the total. Unless there is a typo, it suggests that it's mostly pre-leased. It seems unlikely since there was no announcement, but...

Toronto Scotiabank North Tower at Bay Adelaide Centre | 140.2m | 32s | Brookfield | KPMB

Brookfield has no mention of this building at all on any of its websites that I could find. It used to, but no longer. The other developers are selling their buildings enthusiastically, but this doesn't appear to be on the market.

    Toronto Union Centre | 298m | 54s | Westbank | Bjarke Ingels Group

The website for this tower says that the office GLA available is 10,736 sf. It could be a typo, but if not I assume that means they have an anchor tenant. Perhaps I'm reading it wrong... http://alliedreit.com/property/20-york-street/

Do you think that this area might become an even bigger film district in the future? Is there industry optimism in this location?

    Toronto CIBC SQUARE | 241.39m | 50s | Hines | WilkinsonEyre

I was wondering why they wouldn't temporarily move the bus station to a new location, but it looks like CIBC doesn't want to move everyone at once. Is this normal? Is it to avoid the disruption of moving everyone too quickly? It looks like they are planning two or more separate moves.

Except that toilets and douches are both likeable products that improve people's lives, whereas finance is a perpetual compromise.

    Toronto Toronto GM Mobility Campus | 53.95m | 12s | BDP Quadrangle

This is exciting news. It's not a tall tower downtown, but just as important. It looks like this part of the city is going to be a business hub, especially since it's not too far from East Harbour.

    Toronto The One | 328.4m | 91s | Mizrahi Developments | Foster + Partners

There is a lot of negativity in this thread, and this site in general sometimes. I admit that I've contributed to it in the past. There's something about the internet that does that to people. This isn't sim city. Big developments take time. Just because a big proposal doesn't break ground as...

    Toronto 31R Parliament Street | 165.8m | 49s | Cityscape | SHoP

That's a fair point. I guess I'm just surprised that this site isn't more revered. Based on its history, it clearly never was.
