This new to the AIC application seeks approval to redevelop the an old 1-storey industrial building at 47-57 Lucy Avenue in the Oakridge area of South West Scarborough, close to the intersection of Danforth and Danforth.

To the east are a couple more, smaller commercial/industrial buildings, which abut the Lakeshore East GO line, while opposite, and all the way to Danforth are Single Family homes.

Comments:
The pitch here is that this is within the Victoria Park Station PMTSA. (it is, just).... but ...while they're cute pitch is that it's 300m from VP and Danforth, the more accurate statement would be that it's ~750m from the entrance to Victoria Park Station.
The limited parking here is predicated on high transit uptake, the the walking distance is substantial in terms of achieving that. Notably, while Danforth here is served by two bus routes, they're combined service is mostly in/around every 15M, neither route services Victoria Park Station, with both going on to Main.
I think this building, aesthetically may be a best effort ever from Kirkor, it's definitely up there. I don't have any real issue with it, except for the site which is both a distance to transit issue, but also it's on a side street at the end of a side street. Clearly, the zoning here sees the area likely being fully intensified (fine) but it's unclear to me whether the existing (or planned) infrastructure really supports that.
The Block Context Plan highlights the issue: (this proposal is in yellow), Pink has not yet been approved. The blue is approved, but most/all is not yet being built and probably wont' be if pink gets anything like the current height ask.
