1. Why is there a straight column of units seemingly being worked on? I don’t imagine everyone is up at 2am.
2. Big ol for rent sign on the retail space. Guess there weren’t any fruitful negotiations to fill it.

it's not really a great location. There will be a lot of construction still in the area over the next decade. Can't imagine retail tenants wanting that space. The only thing that could work is something small that mainly serves the building residents.
 
I imagine that retail isn't attractive also because of the green P parking. Are they planning on removing that soon-ish?

To the east or north? I’m waiting to see how the Ontario Line tackles the area before they announce the latest plans for the massive unnecessary condo tower in the back lot.
 
Looks like a perfectly fine restaurant space to me. The parking is not a huge concern once you are inside and dependent on the tenant. I'd be more interested in foot traffic, sightlines, population and income demographics, and the fact there are x number of units right above it.
