At these price points, buyers aren't willing to gamble on a floor plan they want to see the actual finished product and the real views before they cut a check. Between the current inventory levels and the lack of 'blind' speculation, I expect this project to be sitting on unsold units for years after the doors open

Not accurate. See The Bedford as another example of units in this immediate area, targeted at the luxury market, moving well.

See @ProjectEnd 's post above. In this case I know he's right; but in general, one should assume as much.

His errors are few and far between.
