If I had to guess I'd say that it's an Orange Theory or a similar type of studio. This space seems to small for an open gym.

Menkes Developments has submitted a revised proposal for 218 Dundas Street East, calling for a 44-storey purpose-built rental tower designed by Rafael + Bigauskas Architects. The redevelopment of the historic Filmores Hotel site would bring 542 rental units to Toronto’s Garden District.
