My fiancee and I are buying a unit in this building (our first home!) and allegedly, occupancy for the lower floors is starting in April đź‘€

With the mall slated to be demolished later this year (see below), I believe we can expect a pharmacy, grocery store, and gym (this has been confirmed with me, not sure which brand though) taking up the retail spaces on the first 2 floors for the building.
According to the cover letter from the Draft Plan of Condominium for Galleria III, the remaining portion of Galleria Mall is slated to be demolished in Q4 of this year.

I remember seeing somewhere that as part of the master plan agreement, Almadev needs to replace all of the neighbourhood amenities prior to removing them (but I don't know this for sure)

A gym on the second floor of the tip of the flatiron overlooking the intersection would be hot.

In my perfect world it would be (and knowing what needs to be included):

Ground Level:
  • Grocery store
  • Pharmacy
2nd floor:
  • Gym (at the rear/ west end)
  • Restaurant (tip/ east end)

A 19,900 sq ft gym is planned for the 2nd floor bullnose space. The second largest unit on this level about 8,300 sq ft. A third unit of about 2,000 sq ft is down a long hallway. I doubt either of those units would attract food-related commercial.

On the ground level, the largest Commercial Retail Unit is about 5,830 sq ft, so maybe a convenience story or pharmacy? There are five other, smaller CRUs at ground level, the next largest of which is about 4,320 sq ft facing Dupont.

If that's the case and they're proceeding with demolition of the rest of the mall in Q4 this year, there won't be an operating grocery store to replace Freshco before that happens.

That would be pretty unfortunate considering the commitment to replace before demolishing. Hope I'm just missing some information, otherwise it looks like there won't be a grocery store for a number of years here. I assumed the stub of the mall would remain until Block 1 was finished.

That would be pretty unfortunate considering the commitment to replace before demolishing. Hope I'm just missing some information, otherwise it looks like there won't be a grocery store for a number of years here. I assumed the stub of the mall would remain until Block 1 was finished.

There isn't a hope in hell Almadev is proceeding with Phase 3 and 4 in this market for the foreseeable future. The store, as is, is safe for now.

What would be the rationale of them submitting a letter (dated January 22 2026) that includes plans to demolish in Q4 if it's very unlikely as you say? Does it just serve to be optimistic, simply following the development process, or something else?

My extremely uneducated take on this would be that the developer could have the financial stability to fund a project without pre-sales, and be confident by the time the tower is built (~2029-2030), the market will have rebounded and sales would be more likely?

To be clear, I agree with ProjectEnd's take that these next towers won't be built as per the "schedule", but who knows!

Half of 'development' is just a (fun) shell game. I can't fathom why they'd axe the majority income stream on the property with no market for the subsequent development, but I also do not have any direct insight into their operation. I'm not a betting man but gun to my head, they're not doing anything this year.

Almadev does not have anywhere near that kind of loose capital, nor would it benefit them to build this on spec.
 
With Spoke, Diamond and this there are at least 1,784 new units available for this neighbourhood (West Dupont West?!).
