I didn't notice an affordable component, best to flag @HousingNowTO on that.

Elevator Ratio (both buildings together): 6 elevators, 560 units, so 1 elevator per 93 units
 
Lol i'll believe all this when I see it First Capital, there's no way this is getting built as proposed.

As much as i'd truthfully love to see this happen, I really cant see it happening.

There are precedents for both residential conversion and greater height, literally a block away.

It's more the design specifically and the actual construction that i'm referring to. I dont see First Capital proceeding with this for a long time, especially not with this design.

There are various projects in their pipeline that they have altered/not proceeded with which are more economical, so I highly doubt this would magically just somehow steam ahead as proposed.

The problem with living along this stretch is that while there will virtually always be a bus on the road in front of where you live, you won't be allowed to board 95% of them if you are trying to go eastbound to Kipling Station because they are mostly MiWay buses, and MiWay/TTC does not allow you to board and get off within Toronto.

Assuming the purpose of someone going from 5500 Dundas West to Kipling is to transfer to Line 2 or a TTC bus, I think it would be faster to walk to East Mall and catch one of TTC 900/927/111/112 anyway, since taking a MiWay bus would require the long walk from MiWay Kipling terminal to TTC Kipling station.

I see your point for locations further East from 5500 Dundas West though. I guess the Dundas BRT could eventually address this, with its proposed stops at both East Mall and Shaver/Shorncliffe.
