The proposed non-residential gross floor area is 1,813 m2, and the proposed residential gross floor area is 39,814 m2. In total, the proposal includes 647 units, 188 resident parking spaces (35 visitor), 443 bicycle parking spaces

I like it. To some the design might look kind of boring, but it has a retro look to it that I like.

Far be it from me to doubt storied Toronto developer Sanjay Sethi, but when the DC load on your proposed development far outstrips the value of your land (not including CBC or parkland CIL), it's not looking good, friendo.

No idea why you'd spend 1-2 million on consultants to work on this proposal that has no chance of ever working. Unless of course your goal is to attempt to extract funds from a lender, however no lender would fall for that in 2026... right?
