I always thought this church and the white building beside it at the corner of Spadina and Harbord had lots of potential.
 
What kind of potential? The church is already an impressive landmark that's open to the public. I'd love to see it rebuilt as an even grander church, but that doesn't seem to be the trend nowadays.

It was originally an even more impressive landmark - the church lost the steeple in a fire in the late 1800s and it was never rebuilt.

Updated application description:
Official Plan Amendment application to permit the redevelopment of the site based on one of two proposed concepts, both of which would retain the existing place of worship. Concept one proposes the development of a 14-storey apartment building where the existing Fellowship Centre is currently located. Partial demolition (maintenance and relocation west of the east and north facades) of the existing semi-detached dwelling (Knox House) and the development of a 6-storey mixed use building with ground floor retail and residential above is also proposed. A privately-owned publicly-accessible space is proposed at the northeast corner of the site. Concept two similarly proposes the demolition of the existing Fellowship Centre and the development of a 14-storey apartment building. The existing semi-detached dwelling (Knox House) is proposed to be demolished and replaced with a privately-owned publicly-accessible space and surface parking lot. The site is proposed to be redesignated from Neighbourhoods to Mixed Use Areas.
 
All 3 properties included in the application are Listed on the heritage register. They are not however included in the adjacent Harbord Village Heritage District.
 
Is the Fellowship Centre that little one-storey Modernist pavilion just south of the church proper? It'd be a shame to lose that.

I prefer Concept 1 with the relocated heritage buildings to Concept 2, which demolishes them and provides a larger POPS space at the corner, a more dramatic church entrance, and retains some of the parking.
 
Yup, #1, as shown above, is superior. #2 would leave the corner looking suburban.

not sure why they would even bother submitting option 2. It removes the heritage building and leaves an 8 spot surface parking lot in the middle of downtown.. Why would the city ever say "yes" to that?
 
There should be an option 3 - leave the heritage house alone and perhaps give a couple extra storeys to the building to the south. Perhaps it's just that the massing plan is preliminary but the added floors on the heritage house look awful.
 
This was before December Council, which approved the re-designation of 630 Spadina to Mixed Use Area. No new buildings or additions are currently proposed. Additional info from the staff recommendation:
This Report recommends approval of the application to amend the Official Plan to redesignate a portion of the subject site at 630-646 Spadina Avenue and 67 Harbord Street from Neighbourhoods to Mixed Use Areas, and to designate the lands Mixed Use Areas 3 – Main Street in the Downtown Secondary Plan. Through the application process, the extent of the Official Plan Amendment has been refined to only cover the portion of the site at 630 Spadina Avenue. The application does not propose any new buildings or building additions at this time, and it is intended that the existing buildings will remain. The Minister of Municipal Affairs and Housing is the approval authority for amendments to authorized uses of land within Protected Major Transit Station Areas. If adopted by Council, the Official Plan Amendment would be forwarded to the Minister for approval under sections 17(22) and 17(34) of the Planning Act.
 
There is a light show using the interior of the church currently on which is a good sign of increasing the activities of this really well located space.
