If I weren't looking for something else, I .....yes me............ would never have discovered this well hidden thread.

That being said..... I went and peeked.

C of A gave this one the thumbs up with a Decision notice dated November 20th, 2025.
 
Was this approved because it's on an avenue? I didn't realize it was legit right in between a few other bungalows. Definitely appropriate scale all around though

10 Units total. Smallest is around 800sf, largest is around 1,250sf. Units big enough to actually live in

Its covered by the Major Streets provisions of EHON, which means 6s as-of-right.

Absolutely, this is a lesson to other builders......at 3s, the builder here asked for less than their theoretical entitlement. They considered the context and went for intensification that is significant, but not maximalist.

Where other builders have gone for 6s next to bungalows they are mostly getting shot down. This builder had the sense to do something showing that a different, as-of-right proposal that doesn't require C of A might be much less to the community's liking. It comes off as very reasonable, while contributing to the housing file positively.

More builders should take note, not just small ones either, just because you can, doesn't mean you should. The result can be less hostility, more potential buyers/renters, a faster approval and a less risky build.
