Local area needs to move on from Fletcher. It's clear she's no longer a good fit for office and in what constituents need.
Let's never forger her move to abolish the TTC's Broadview Station expansion plans in favor of saving a handful of Green P parking spaces.

But yes, it's definitely time for her to go.

Well, there's good news and there's bad news.

The Bad News first...........we still don't have Gabriel's design returned to us.

The Good News......there have been some improvements in massing and materials in the September resubmission.

Added trees on Gerrard.

Shorter podium

Much better, would benefit from further refinement and a hair cut, more trees on Gerrard, and larger unit sizes.

I still can't believe this corner building hasn't been boughten out - it's hardly worth saving and will remain an underutilized lot for eternity if this goes through. This iteration is encouraging, hopefully it does go ahead, even with such a stuck in the mud councillor.
 
Wow, definitely an improvement over the original last render. Much better presence at street level.

Fixed that for you.

There are some aspects that are better vs the render on page 1, but there are also some that don't measure up as well.

Lets look at them side by side: ( The first one, on the left, I find a bit warmer, and a bit more interesting overall, plus less spandrel; but I don't like the balconies on the second floor.)

This one is the subject of a Decision Report - Approval Recommended headed to the next meeting of TEYCC:


@HousingNowTO will wish to make note of 6 affordable housing units secured here, but with only a 25 year term.

Approved at Council with one key change that will please @HousingNowTO as it should us all.

The above 25 year term is now a 45 year term.

 
@Northern Light can you see anything new on the application page? Not to be needy though... 🤔

This one has its ZBA (zoning) approved.

The SPA (Site Plan) remains 'under review'.

There are no new docs on file since March '25, so about a year.
