45 Courtland Avenue East: a proposed 6-storey condominium designed by Edge Architects for Cantiro on the south side of Courtland Avenue East, east of Benton Street and west of Peter Street in Kitchener's Cedar Hill neighbourhood.

This one is now under construction with shoring completed and excavation starting on the site. The GC on this is Jackman Construction. This development has had some changes since it was originally approved since Kitchener has passed the Growing Together zoning. With the new zoning this property is SGA-2 which allows for 8 floors. The building is now 8 floors with 95 units and one floor of underground parking. It is to be constructed using precast from my understanding.

The developer has also bought the property adjacent to this one (63 Courtland) which was the original Schneider's facility before it moved down the street to the property at 321 Courtland which is now being redeveloped by Auburn as The Metz. 63 Courtland is being used as a staging area for this site. There are plans to develop 63 Courtland however those discussions are yet to be public facing but there have been behind the scenes discussions with various city of Kitchener staff members including Heritage staff.

The crane is now up on this one, I believe it went up Monday as there was a large Mammoet crane driving towards downtown Kitchener when I was heading to work. It was raining when I drove by so I don't have a good shot of the foundation works but from looking into the hole there is forms up to ground level in places, nothing above ground yet. This is also going to be precast so once the underground work is done this should start to fly.

That crane has been up since early September. They are taking down the crane on Charles Street, TEK Tower is where the crane truck was probably going.
