An issue though is that construction costs have drastically increased since pre-pandemic, which means rents have had to increase. I don't believe rents have matched construction inflation costs yet, and we'll need more pressure on space limitations before this gets built.

With all the construction we've had you'd think you'd see tractor trailers carrying window and curtain wall pieces all of the GTA but I've never seen one. Do they just arrive super early and beat the QEW parking lot
In the current environment, these don't scale right. In our current environment, these small homes aren't worth the time vs. returns. Smart Density provides some interesting 'studies', I just don't see these taking off the same way ModCity has done fourplexes across the GTA. Still feels like...
Is there? I thought I had heard that with the reduction of capital flowing to PE & VC that LS rents were reduced and vacancy was increasing. But I could be wrong. NL you probably have an inside-track.
Think this breaks ground in the next 5 years? It was supposed to be a Life Sci hub similar to MaRS... but with the sector downturn interested to see if they'll pivot to another academic building.

Exactly - realistically it's the ONTARIO science centre. They 'should' move it to somewhere way more transit oriented - specifically by school bus. Doesn't have to be downtown Toronto or connected to subway. Maybe look for land around York U or Vaughan
